The house is situated on the main A701 road into town from the South and is only 1 mile from Princess street, and is a 10 minute drive from the City bypass (exit Straiton Junction). The house is also on the main bus route providing access to any part of the City & its many and varied attractions.
The Royal Commonwealth Pool and Leisure Centre is a mere five minute walk from the Guest House and another few minutes takes you into Holyrood Park and the more energetic may wish to venture to the top of Arthur's Seat, Edinburgh's famous volcanic hill.From here there are wonderful panoramic views of the City and Forth River and the famous Forth Rail and Road Bridges.

This is our second stay here. Eamon is a great host. Sad to see that all but our booking was cancelled. But glad that he didn't cancel on us as we needed a quiet break.
And quiet break we got. Edinburgh like a ghost town. So sad at Hogmanay time!
When you get chance book a stay here. So convenient for the city centre. Parking on site. Great rooms.

Great rooms. Comfortable beds. Best of all, the shower's temperature was constant! Really nice staff. Free cooked breakfast which tastes home made. The only downside was bad wifi but everything else was great. I would stay there again. About a 20 minute walk to the Royal Mile. It means you can drink and then walk home!

Visited June 2013, very friendly welcome, room was spotless, very attentive and informative staff. breakfast was brilliant and kept us going all day. Very good transport, every bus that passes takes you to the town (£1.50 each way).
Would highly recommend this to anyone who is intending visiting the capital. When I go back to Edinburgh I will be returning to this guest house
