Lovely welcome from Harry the owner.
I stayed in a twin room with my daughter and it was nice and clean.
Delicious vegetarian breakfast the next morning set us on our way. The guest house is very well situated for the bus and train station. There are a lot of stairs so be aware if you have mobility issues. Very good value for money and friendly staff.

This place is charming, quaint, and centrally located. When we arrived Harry, one of the owners, helped us carry our luggage up the stairs and gave us some pointers since it was our first time to the city. The rooms were cozy and had everything we needed. Beds were comfortable and the room was ambient temperature. The breakfast served the next morning was absolutely delicious. No complaints here, I'm learning bed and breakfasts are the way to go! Would suggest this place to anyone and would stay here upon coming to Edinburgh again. Lovely.

This guest house is an ideal location for a short stay in the city, right next to the Bus Station, near the railway and everything else for that matter.
It is located on the top 3 floors above a solicitors so if you have a problem climbing stairs give it a miss as there is no lift.
The decor is tidy and rooms are clean. The breakfast is good with plenty to choose from.
The overall apperance is yes it does deserve the 2 AA stars it has been awarded.
However having just stayed 1 night at the end of February in the worst winter for years, the windows in room 9 let in a cold draft and made the
