Our charming self-catering holiday cottages are set in a peaceful smallholding surrounded by apple, pear and blackcurrant orchards, yet only 5 miles from the medieval town of Sandwich and 12 miles from the historic city of Canterbury. Although Hawthorn Farm is no longer a working farm, you'll still be able to enjoy the peace of the countryside, and to meet our adorable resident donkeys, Sam and Rosie!
The farmhouse, annexe and four single storey self catering holiday cottages have all been lovingly converted from farm buildings, giving you comfortable "home from home" base at any time of year, where you can enjoy the many attractions and places of interest that this corner Kent of has to offer.

We have just returned from a weeks holiday staying at Primrose cottage . I am a wheelchair user and I found the cottage very accessible and spacious including the large comfortable bed and large shower room and toilets. The cottage was lovely and clean and it was nice visiting the donkeys at the end of the garden. The cottage is ideally situated close to some lovely orchards but very close to Ramsgate where we were visiting and we are really looking forward to our return visit.

Cherry Tree cottage was a delightful place to stay, surrounded by beautiful grounds in the midst of apple and pear orchards. Opposite were 2 gorgeous donkeys who we were allowed to feed. The cottage itself was excellent and spotlessly clean. The bed was very comfy and the decor was tasteful and pretty. We were a short drive from local villages and it was a convenient place to get to. Our hosts Tina and Steve were very welcoming and friendly and also helpful with recommending places to visit. We would highly recommend Hawthorn Farm cottages and will definitely be returning.

All 5 cottages booked for a long family weekend for our Son’s Wedding at a nearby venue. Tina and Steve were so friendly, helpful and welcoming. The cottages were clean, comfortable and peaceful. Nothing was too much trouble including putting extra tables in Primrose Cottage so that we could all eat some meals together, which made the weekend even more enjoyable. Apart from the occasional hailstorm! it was a perfect Wedding and weekend. We would highly recommend all the cottages and love to return one day.

This place is amazing and is great for kids there are swings and and slide and a rope to climb. The owners are so nice and very welcoming, with a welcome pack of croissants, milk and jam, it felt very personal. The open plan living and kitchen is huge in the primrose cottage definitely recommend that one.

From the moment we arrived our hosts Steve & Tina could not have done more to ensure our stay would be memorable. A tour of the area which must include the animals was so refreshing & homely. The cottages are wonderfully equipped with all the necessary items. The surroundings has a sense of being miles away from city life however the location is within easy reach of many great places.

My daughter and I visited Hawthorn Farm for a short break just to get some quality time and a break away from the hustle and bustle of life! We stayed in Cherry Tree cottage which was beautifully decorated. A perfect blend of modern and tradition with mod cons (my daughter commented on the lights and mirrors which at 14 is very important!). Tina and Steve the owners are so friendly nothing was too much of a problem. We even played table tennis outside with them! And Willow the cat watched! Egyptian cotton bed linen and comfortable beds made it a relaxing stay in a prime location close to so many

Set in a tranquil part of Kent, close to the coast yet nestled in a lovely area of countryside, these cottages are wonderfully presented with a great range of home comforts. The owners, Tina and Steve, are well, AMAZING. Nothing is too much trouble. This is probably the very best holiday let that we've ever had.
