All our guest rooms have flat screen, satellite television, tea and coffee making facilities. All are ensuite. Regularly decorated and upgraded, we offer a selection of doubles (1 large bed), twin (2 single beds) and one single. For those wishing to book as single person, we offer room discount pricing.
Ideally positioned being only 50 metres from the sea front, two minutes walk from the theatres and Devonshire Park (tennis) and within five minutes of the town centre and restaurants. There are plenty of traditional English Pubs too. The Arden is an 8 bedroom hotel/guest house. Situated in the traditional Victorian district of Eastbourne.
The light and airy Breakfast Room is furnished country style and offers a wide selection. Try our hearty traditional English of grilled herby sausage, bacon, eggs, fresh tomato, mushroom, fried bread using sunflower oil and beans in tomato sauce. Or alternatively have the lighter scrambled or poached eggs.
Eastbourne enjoys a sunny micro climate and is officially the sunniest place in England. It has been a Mecca for holidaymakers since 1849 when the railway was built. Eastbourne is only 65 miles south of London, 24 miles East of Brighton and 55 miles west of Dover. It is well connected by trains, London 1 hour 30 minutes, Ashford International just over 1 hour, Brighton around 30-40 minutes, Portsmouth Harbour and museums around 1 hour 45.
We are not short of theatres in Eastbourne. The grand and modern Congress Theatre seats 1689 people for the most lavish productions. You may also enjoy the quaint Victorian atmosphere of the Devonshire Park Theatre which was built in 1884 and has a highly decorated interior, disabled facilities, an audio description service and a fully licensed bar.

Lovely b&b - both hosts were so welcoming on arrival. We got there very late due to an accident on the motorway and they waited up for us to ensure we got there safely. 👍 we brought our little pooch with us- it's pet friendly and the rooms were small but very comfortable. 2 minutes walking distance to the seaside and your surrounded by everything therefore location was great. Breakfast was lovely - lots of options to choose from and hot drinks. Dvds you can borrow from the lounge area to watch in your room - it was most certainly a lovely stay. The only downfall is the bathrooms are small with

Stayed here for two nights. Lovely clean room, great choice of breakfast . Ideal for town and beach.
Could do with a bigger TV in room apart from that the only other gripe was the fact we were out the back and as it was hot we had the windows open and all night all you could hear was seagulls! Don't know if they were feeding out of bins or what but the noise was terrible, then as you managed to nod off the builders turn up in the hotel opposite at 7am throwing scaffold boards about !
Not going to reduce star rating for this because obviously if it wasn't so hot we could have closed the window

Tracey and Ray are wonderful hosts. Traveling with our two children, they went out of their way to make it for us as comfortable as possible. A quiet, neat and affordable b&b wit everything you need. In the morning we could pick our own breakfast and the highchair was ready for us. Thank you so much for a wonderful stay.
