Landlords - why you should choose us to look after your student accommodation needs. With the changes in the regulations governing rental accommodation in the UK, it has become more stressful trying to keep your property up to date with all the new requirements. This had led to a large majority of landlords selling their properties due to the added pressure.
As a landlord are you aware of your landlord responsibilities? There are many laws and regulations that you must follow and the safety of your tenants must be your top priority. Whether you are an experienced landlord or a new landlord about to advertise your property, we have created the following guide to keep you in the know.
Here we have created this basic guide to give you a brief understanding of the Act. All residential landlords will need to ensure that their current practices regarding fees, comply with the Act. For more information, please visit the Government website. If you charge a fee that is not allowed under the Act, then this will be a prohibited payment.
Houses in multiple occupation, or HMOs, are a common form of rental property in the UK. As a landlord or someone who is interested in converting a property into a HMO, do you understand your responsibilities? All larger HMOs must have a licence. If you have 5 or more unrelated tenants which share tenant facilities, you must apply for an HMO licence.
If you have not already, take a look at our previous article regarding houses in multiple occupation and the landlords' responsibilities. For planning purposes, residential use in England and Wales can be categorised into C3 and C4. The Town and Country Planning (General Permitted Development) Order 1995 (GPDO) is designed to allow movement between some use classes without any form of planning consent being required.

The staff here are efficient, well-trained and very knowledgeable. Everyone in the office knows what's going on at any one time with my portfolio as opposed from being passed from pillar to post. Compared with agents I've used in the past they've kept me up to date every step of the way and things get done without having to chase. Until David took over my student properties, with his unique management deal, I was stressed out and had no time to enjoy my retirement. Best letting agent in town - thank you team!
