We offer quality Student accommodation at affordable rents. To the best of our knowledge we were the only property agency in Southampton that did not charge administration fees to tenants to rent a property. If you rent a property off Student NO FEE, pay your rent on time and return the property to us as you found it then your only cost is the RENT.
View the walk through videos of the properties you are interested in. We can show you up to 2 properties so no need to book multiple viewings just book the first property and follow the prompts making sure to let us know the address of the other property you are interested in. Alternatively you can email or call the Student NO FEE office to book an appointment and arrange a meeting place (typically the first property you would like to view).
Submit readings and your names to the suppliers (see tenant information for further details). Check heating controls are low if your group is not planning on staying in the property over the summer. Standing order: Standing orders should be set up so that the rent arrives in our account by the 1st of the month.

If I could give them no stars I would. This is a complete cowboy business run by Dr Erica who owns the houses, and her minion Naomi in the back office. Relying on the fact that students are young, dumb and vulnerable, they hope they won't fight back when things are slightly crack and if they do, complaining to the guarantors (aka mum and dad) and hoping they make their kids behave.
Naomi doesn't seem to know how to use a computer, and rarely responds to emails, taking weeks for responses. And if they do, by some miracle, fix something, don't expect 24hours legal notice, you will wake up with a

Awful experience with Student no fee. I would highly recommend you go elsewhere. Over priced. Never answer emails or calls. Don’t sort things in property. Charge you for absolutely anything they possibly can, even if it’s nothing to do with you. Shocking.

Without a doubt, the worst student letting agency I have ever known. The staff are unbelievably rude, maintenance issues all year round that take at least 2 months (or never in the case of our dishwasher and washing machine) to get fixed, extra charges for things they give you, badly typed up contracts and emails that are full of spelling mistakes, random fines on the house which they take straight out of your deposit and a real "not our problem attitude" all year round.

Do not let with this agency. They don't give you the legal 24 hours notice that is required for house visits or maintenance. I've had random people walk in to my home with no prior notice, even into my bedroom.
They will not clean the house prior to you moving in, and then will charge at least £180 off of your deposit for said 'cleaning' charges.
Honestly no good points to say about this company, had water leaking through a light fixture. A toilet that was leaking, took over two weeks too fix and started leaking in to my bedroom wall and creating mould. A boiler broke, meaning no heating or
