Gem offer a tailored property management service. Each site has a dedicated team consisting of a Senior Manager, Property Managers and Property Administrators. Your property management team gain an understanding of your site and of the issues you are encountering by proactively attending at regular intervals, agreed by you in advance.
The Qdime Group was born in 2010. During that year Qdime Limited, a property investment company, acquired two businesses to begin the dream of creating a one-stop 'residential property' focused group. The two businesses they acquired that year were Hazelvine Limited, a firm of residential managing agents, operating across the south of England and into Wales, and R S Cameron Legal Services Limited, a specialist debt recovery company.
We provide professional property management services to a diverse client base whose needs can be very different. Developers, owner-occupiers, buy to let investors and Resident Management Company directors can have very different agendas. Some want to be involved in every decision and some don't have the time so are happy to leave everything to us.
All groups of Leaseholders work differently, and we tailor the service we offer to meet the specific needs of each group. Some want to be heavily involved in all decisions, while others will have no involvement unless something major crops up. However you want to work is fine by us; You are the client and we want to deliver the service you require.
The service we offer RMC's is very similar to the service we offer to leaseholders but includes additional services related to Company Law and Directorships. In this situation, we act as agents to the RMC, who is itself responsible for the delivery of the management service, and we report to the Directors of that company.

Four weeks ago, I was asked by Sky to request the property agents have their aerial company balance the system to my apartment. I emailed this request, including the instructions provided by Sky. After following up 2-3 times per and requesting a reply, either way, I continue to receive no advise.

I think the reviews speak for themselves and we have finally moved away from this dysfunctional management company.
I would advise any owners to become directors of their management company to empower you to find a better agent but beware of the unfair contract terms requiring directors to sign a resolution passed by 50% of leaseholders.

Absolutely awful company. Not only are they gorssly incompetent at managing accounts, they have also taken out a third party agreement with agressive parking control company PCM who are harrassing and profiting off residents who pay GEM to act in their best interests. We are being hit with parking charges because we are parking in the spaces we OWN all because we fail to display a permit, of which there is no mention of in our lease agreements. They do nothing to protect their residents from PCM's hostile operations. Disgraceful.

This is by far the worst company (of any type of provider) I've ever dealt with. Rating them 1 star is being generous. Standing outside my front door in ankle deep water watching it flood my home I spoke with an employee whose only response was my house would dry out. I was told that her manager suggested I phone my insurer. It was 4pm on Friday afternoon and it appeared beyond their imagination that an estate management company should work outside of government office hours. Her tone suggested I was unreasonable and confused. Of course the water was not streaming into my home. The video I sent

GEM are possibly the worst estate management I've ever come across. They can't even get their accounts in order every year, so now they are sending out adjustments from 2018. And obviously this is no shock that it works in their favour, so it increased our bill by 50%. I agree the 5 star ratings have a conflict of interest with GEM. I'd avoid at all costs. And if you have them managing your estate, know that you're not alone with their poor service.
