I have stayed at this property several times and never have any complaints, the rooms are facilities are always first rate and the breakfast provided sets you up for the day. Freddie & Fiona are the perfect hosts. Great welcome, useful ideas given where to visit, comfortable stay and wonderful breakfast with a good variety to choose from.

Great location for Edinburgh. We would recommend this B and B to anyone wishing to visit Edinburgh. My sister and I stayed here. We both loved this very friendly welcoming hotel. The owners could not do enough for us and gave us very helpful information about the festival. The location is excellent.

3 stars for a 3 star hotel. Rooms clean enough ( if a little small) I found the bed quiet firm, whic I didn't like. No breakfast available. Limited parking space at the rear.

A lovely place to stay, in a great location and with everything you need. The breakfast wasn't available when we visited due to covid but everything was very clean and items were wrapped for extra hygiene. The room was lovely and cool on a hot day. The only minor points was that there wasn't much ventilation in the bathroom and the steps upstairs were a bit of a killer with the cases, but overall really great value.

Lovely little hotel which is so central to everything in the city centre, yet it's tucked away in a nice quiet spot. The host was extremely welcoming and helpful.. and we also liked the free parking. Good value for money and we would definitely stay here again!

Absolutely loved staying here. The owners were friendly and the breakfasts lovely. Not far from Princess Street and the hop on hop off bus., There were heaps of great places to eat nearby. Lovely to come back to after a tiring day of sightseeing.

We stayed here on our trip to Edinburgh. The hotel is easy to find despite not being in the centre. The staff were very friendly and the room was ok. It was a tad cold though they turned the heating on when we mentioned this. The location was fine and they told us of a nice Italian restaurant nearby that we went to and loved. The breakfast the next day was first rate and that couldn't do enough for us. I would definitely go back.
