This service is often preferred by landlords who have experience of managing a tenancy and understand their legal responsibilities. Marketing your property, using methods such as applicants register, use of advertising boards, newspaper and internet advertising. Obtain references and additional personal, financial, previous landlord and employer references.
Abacus have managed 2 properties for me for several years and have been really excellent, finding good tenants quickly and keeping them happy by ensuring problems are dealt with and repairs carried out efficiently. This regulation has been introduced to cover any gas appliance or installation in rented properties that must be checked once a year by a Gas Safe registered plumber and a landlord's safety certificate issued. A copy of the Gas Safety Certificate must be given to the tenant.

We pride ourselves on working closely with landlords to provide a tailored approach with flexible services and transparent fees. The letting fee shall be 60% INCLUDING VAT of the first month's rent with a minimum of 540 INCLUDING VAT plus a referencing fee of 295 INCLUDING VAT. Inventory is optional.

From a landlords perspective quick to be sarcastic and make it personal. No help with an abusive tenant, in fact they made things worse.
No support when things go wrong. Their slogan says it all...'you can count on us'...to count the profits! They do not deserve 1 star.

I wish that you could not leave any stars. Very poor service from a new landlord perspective. The admin was sloppy and careless. This made me wonder what their attitude to the legal side would be like. I decided not to allow them to proceed to let my property. In less than two weeks they had allowed a contractor to leave my property unlocked, not signed a contract or sent me a copy and emailed me a quote for a completely different property. When asked they felt they had handled things appropriately and said that a contractor leaving a property unlocked didnt matter as they public indemnity insurance
