I don't give 0 star because I can't. We were still sleeping when The old age woman opened our door 10 min before the check out time, she saw us being sleeping and started to shout and went inside our room and start opening the windows and stay by the door like a military. She stayed there watching us getting ready to go and also moving our stuff around the room with no gloves and being next to us. Afterwords went to brush my teeth and found out my toothbrush was outside by the door, on the floor with our shoes and underwear which was on the washroom. This behavior is unrespectful and unwelcome

Small hotel located 15-20 minutes walk from Waverley Station. On a pretty quiet road. Views towards leith from front, Calton Hill to back.
Exceptionally clean hotel. Probably the cleanest I have ever stayed at, owners seem to pride themselves on cleanliness which is great.
Warm friendly welcome on arrival, bed comfy, bathroom spotless.
Only downside to hotel is lack of lift which wasn't a problem for me but might be for some.
All in all a really nice hotel at a reasonable price. Would stay again

Brilliant guest house on a quiet, beautiful terrace in a good location. We had a double room on the top floor overlooking the garden. The room itself was really spacious with a king sized bed. The bathroom is very small but has what you need , plenty of towels. When we visited the breakfast room was not open due to the covid rules so breakfast was a choice of cold items that were brought to your room.
Parking was on the terrace and is expensive if you are there during the week, we arrived on a Friday afternoon and only had to pay for the couple of hours on the Friday, then it was free after 17
