My stay was excellent because I was in one of the most beautiful parts of Edinburgh. Although 20 mins walk, far away to feel part of the community.
My internet was dodgy in the top room so i went downstairs and that gave me the opportunity to spend some time with Sheree, the manager. What a sweetie, and can she talk the leg off a chair?!

Very unhelpful in this time of national crisis. Refused to help 2 key workers, and stopped all communication. Booked a room a month in advance, and attempted to cancel within 24h, but pretty much got told that they would not refund even though there was no way we could make it. They kept our cash, and booking.com had to step in and refund us, definitely wont be back, not will anyone we have spoken too about this terrible service

Lovely hotel, spotlessly clean, both public areas and private room and en suite, exceptionally comfortable room and bed. Food tasty and freshly cooked, nothing too much trouble for Sheree on reception, bar and breakfast service! Highly recommend, as we found it perfectly placed for access from airport and to all surrounding sights. We have walked everywhere, but transport links within a few mins walk and Sheree can point you in the right direction.

Warning: this place is not city-centred, it's a good 30 min walk to Princes Street, 20 min to York Place, one of EDH airport excellent tram🚉 service. We had a very top room which needed going up narrow staircase. The room and the hotel area was quiet as it's mostly residential and next to the Botanical Gardens.

The rooms were very pretty, however there were a few issues. The beds and pillows were unbelievably uncomfortable. Like, no salvaging the situation. It was also difficult to control the temperature. We had to keep the windows open in order to keep from boiling. The service was distinctly unfriendly. Breakfast is served from 8-9:15, checkout is at 10:30 (seriously) with a $25 late check-out fee. There are plenty of small hotels and bnbs that manage to turnover their rooms without super restrictive check in/out times. It's clear they just don't want to be inconvenienced by their customers. Very nice hotel near the botanical garden with a very friendly staff. Unfortunately the place is a bit far away from everything else, there is not a lot of restaurants or pubs nearby.
The rooms are rather big and quite cozy, but the bathroom was a bit dated and no shower gel was provided.
The breakfast was a very good portion and you can choose from various options. Full Scottish breakfast is served with haggis, but they have more traditional porridge and vegan breakfast too.
Overall, a nice place so stay, recommended!

Nice hotel located about 20min walk from the town centre, but there are good bus links if you don’t want to walk.
Manager is very friendly and will ask questions to make sure you get a yummy breakfast!
Rooms are nicely decorated but bathrooms are a bit dated. Why no shower gel??
Hot breakfast is included (Scottish, vegetarian or porridge) and cooked on request!
