An EPC is an "Asset Rating" that provides the energy efficient of a building, the enviromental impact and improvements that can be made. Properties are rated on a scale of A-G where an A rating is the most energy efficient. The England & Wales average for an existing dwelling is 52. Homes which are rated more highly should have lower impact through their Carbon Dioxide (CO2) emissions.
The lettings market is extremely strong and finding the right tenant shouldn't be difficult whatever the time of the year. Please consider tailoring the property in a way that will appeal to them. However, it is important to remember to keep your property flexible and decoration neutral to prevent alienating other types of individuals who may be thinking of renting in your area.
Properties are usually available for a minimum term of 12 months with a break-clause (minimum 6 months) by negotiation, although most Tenancy Agreements can be extended subject to the Landlord's agreement.
Unless you are taking the property in the name of your company, the Tenancy Agreement used will be an Assured Shorthold Tenancy, your rights of which are protected under the landlords and Tenants Act and the housing Act which allows you to seek the rights of the Housing Act.A deposit equivalent to five weeks rent will be held as an agent of the Landlord against any outstanding dilapidations, if any, at the end of the tenancy.

We have had an awful experience with Parry and Drewett as Block Managers of our flat. Our roof has been leaking since we moved in nearly a year ago and there has been no action from Parry and Drewett despite continuous chasing on our part. We are also awaiting new carpets on the communal stairwell which has been ongoing for a year, again with no action. They are a nightmare to get hold of, barely respond to e-mails, no answer on the "emergency" out of hours phone line. The only thing they seem to be organised with is payment demands! Absolutely awful customer service and complete lack of care.

Come across as efficient and knowledgeable - before you sign up to sell with them. Then communication becomes very poor, and they don't seem to have their promised buyers waiting for houses. We eventually sold through them but they didn't even bother getting in touch on the day of completion! Constantly had to chase them for information and progress updates. They didn't listen to a number of things we said and requests we made. All in all it was a very expensive and frustrating experience. Cannot recommend.

Absolutely useless. No idea of how to treat customers. Not stop lies from them and impossible to get them to call back. Lost out on a property because these guys were that bad. Wanted to rent a property. They were stalling all the time and blamed it on the landlady for not getting in contact with them. Just by chance I met the landlady and they told her it was us that kept them waiting. I left them a message on their answer machine wanting them to call me back and they ignored message. Went with another agency who were brilliant. The staff are thick as s@it with absolutely no empathy for people

Very unprofessional.
After offering to pay the deposit and the full asking price for a house to rent the estate agents completely ignored us for the next two weeks. We called them and even went into the branch to talk to the employees and were told that they are simply waiting for a reply from the house owner.
Only to find out that they let the property to someone else when calling on the weekend to find out about the progress. Can not believe that they did not even pick up the phone to call and inform us that we were unsuccessful.

This was possibly the worst estate agents I ever had to deal with. I was looking to buy my first property and booked in a viewing with Parry & Drewett. I loved the property and put in an offer straight away, however I never heard back from them. I kept calling and when I finally got through to the manager (Peter), he was absolutely useless. After weeks and weeks of chasing my offer, it turned out they had shown me the WRONG PROPERTY! Instead of holding their hands up and admitting they had in fact shown me a property on for let, they barely apologised and never replied to my complaint.
