It is a tidy, acceptable B&B, just about the standard of a Premier Inn, with smaller, dated rooms. Great location, polite staff, but certainly not 5*. Feel a bit misled by descriptions.

We had such a lovely night here. It is astonishingly expensive, but the room was huge, the bathroom spectacular, and the extra details so lovely. The staff were amazing, and made a couple of scruffy people on their 10th anniversary feel very welcome and special.

Lovely 3 night stay to celebrate our wedding anniversary. Quirky Hotel with fabulous staircase! Greeted with complimentary coffee and cake. Friendly, attentive staff. Lovely clean, tastefully decorated room. Great breakfast menu beautifully presented and tasty. Perfectly situated a few minutes walk from the city centre and all it has to offer and free on site parking to boot. Loved Henrietta bar - Lovely selection of cocktails and a fabulous Halloween themed afternoon tea to die for!

Very welcoming staff and excellent service throughout our stay. Perfect location for a short stroll into the centre of Bath. Dog friendly with a lovely park next door for walkies. Breakfast was 'top drawer'.

Best afternoon tea!!
This place is a gem. A short walk from the centre but definitely worth it.
We had a delicious afternoon tea and they catered for our needs, one vegetarian and a Gluten free. The sandwiches and scones were yummy but the cakes were out of this world. Beautifully presented and tasted even better!
Staff are so friendly and knowledgeable Jasmine & Jean Luc were efficient, polite and welcoming. An asset to the hotel!

Clean, accommodating, delicious breakfast and delightful staff. Thank you for your patience with our late night (slightly tipsy!) post-wedding check in, and for the delicious breakfast the next morning. Wonderful location, walking distance to central Bath.

We had a lovely two night stay at The Roseate Villa. The car park is a bit tight for space and was full when we arrived. We managed to get a spot on the street and the staff kindly gave us a permit free of charge for the duration of our stay.
The hotel is situated just a short 5min walk from central Bath but sits in a quiet street. The staff are wonderful and work really hard, nothing is too much trouble.
We kindly received a free upgrade which was a lovely surprise and the room we got was spacious and modern. The bed was tough to leave most days as it was so comfortable!

I loved our stay here. So much so, we stayed an extra night. The staff are amazing and helpful. Nothing is too much trouble at anytime. We took our little dog too and she was made welcome too. All in all a 5 star stay with outstanding service and staff. Well done everyone at Roseate

Found this hotel through trip masters when booking my vacation package. Was looking for something close to Paddington station. I think Roseate House used to be called Hyde Park. This is a small boutique hotel. Two short blocks from Paddington. Very convenient if you're taking the Heathrow Express from airport. All the staff were very friendly. Dining area is a bit small but you can order in room dining. We were traveling with our 11 year old so I was thinking we could just sleep in a king size bed. They brought up a smaller bed for no charge. Also very close to Lancaster station
