ALL BOOKINGS ARE CONSIDERED PROVISIONAL UNTIL CONFIRMED BY US IN WRITING BY E MAIL.This will normally be sent within 24 hours of your provisional on line booking. For cancellations made up to 21 days before your booking you will not be liable for the full balance. For cancellations made after this time or by failing to take up the booking without cancelling you will be liable for the total amount unless we are able to re let the room.

Lovely guest house in a perfect location for people like us who were arriving by train it is located a very short walk away.
The breakfast was the best I have ever seen in a guest house I had Eggs Benedict and my partner a full English with good quality ingredients and cooked to perfection. the cakes on reception were also a nice touch and much appreciated.
Would recommend this guest house to everyone

Lovely place to stay. We have just completed our weekend away here and would come here again. As it is 'adults only' it is quiet and peaceful. There are very comprehensive room guides which provide you with lots of information to set you up for a stay in the lakes, this information includes information on nearby shops and amenities, recommended places to visit, places to eat and so much more. They also have dedicated folders for walks on the communal bookcase. The guides are some of the most comprehensive and informative I have seen in any hotel or b&b and helped us to plan our stay.
