It’s been a difficult three months, what with Covid 19 happening, I can honestly say that my experience with the team at Thomas James Ruddington has been amazing. They are all courteous and very helpful. Nothing is too much trouble. From the sale of my mums property to the exchange, they were there to support at all times. Really helpful and patient in supporting the sale of my father's house, which was tricky as it is a 300 mile around trip for us. Support included electricity meters, settings for central heating while unoccupied etc. Always very friendly and patient, even during recent very trying Covid19 circumstances. Highly recommended, and a great help to have the Calverton office, as others don't. Recommended.

Consistently make mistakes with viewings. On one occasion I was taken to view a property that I had not booked, the tenants of the property weren't expecting us. On another I turned up at the house and agent never showed up, ringing the business went straight to voice mail and I never heard back from them regarding the viewing.

Tried to call multiple times, either don’t answer or promise a call back that never happens. I don’t think I’d sell my house with these if they miss that many calls!! How many potential buyers have been missed with these?!

Very professional and personable service. Also a fast acting company and could not be more delighted with our choice to go with them for selling and buying our new house. Highly recommended.

Absolutely awful for students. They claimed we owed them £250 more than we did for bills, we've been living in darkness because no one will come and change our lights (the ceilings are too high to reach) The house is ridiculously over priced and freezing, we apparently have gone over our includsive bills, and were given no prior warning that we were spending too much. They have been unhelpful, rude and would discourage any students from letting properties with them. They will rip you off.

I recently instructed Thomas James to let and manage a student property in Nottingham on my behalf. Having dealt with many letting agents in the past I found them to be highly efficient and easy to do business with. They found a tenant within a week, and have even undertaken some repairs at the property for me which has saved me a great deal of hassle.
Overall from my experience I cant fault the service and would recommend them to other landlords.

The worst agency ever. I moved into a house which i rented through them 3months ago.I called them 14 times, sent them 2 emails and went to their office 5 times just to tell them that I have no hot water and central heating is not working in my bed room with no repose. My advice to anyone who is planning to deal with them is to avoid them like a plaque.
I can not till my contact finish in March 2011.

Having paid 120 quid to add me to the tenancy, I was never added. They then refused to give me my money back, saying that by moving in without being added to the tenancy I had made the other tenants break the terms of the tenancy. They take 120 quid for your reference checks then use an online service that costs around 15quid per application.


Their reason for not adding me to the tenancy? Well, they say that they did, and kept that they kept trying to contact us to sign the new tenancy. None of us had got calls from their office despite them saying that they had called us

Mixed bag. OK on the estate agent front. They didn't manage to sell my house, but its a tough market at the moment.
They did get a tenant for me when it went on the rental market, but the communication was appalling at times with many broken promises. But it all worked out in the end.
