We are a child friendly, family run guest house right on the seafront & ideally located close to the Pier & within easy walking distance of the theatres, Tennis & conference centre. We have 10 rooms in total; three are spacious sea view rooms and two also overlook the South Downs. Our others have been newly refurbished to a very high standard, all with free high speed WiFi and large flat screen TVs.

Our location couldn't be better for your stay in Eastbourne. The beach is directly opposite and the town and Pier just a short stroll along the promenade.

Services
There is a pay and display system operating on the sea-front and we offer a voucher system for our guests. However, these vouchers do not guarantee a space. Eastbourne has a regular train service to London Victoria, Gatwick, East Croydon, Brighton and Hastings. From the station, The Beach Front Guest House is a short taxi journey or 15-20 minutes' walk.

We absolutely loved staying at the beach front guest house. The sea view room was absolutely stunning! Perfect location, right next to the beach. Amazing breakfast! Duncan was very accommodating and made us feel very welcome. I would highly recommend booking a stay here if you’re visiting Eastbourne.

Very nice guest house. The host are so friendly and making our stay memorable. They had suggested different options where will be nice to have dinner. They are so helpful in many ways. They had given us cider and bottle of prosecco complimentary in exchange for breakfast as we had booked for breakfast cafe. The rooms was so amazing very spacious and clean. Executive room have the lovely view of Eastbourne Pier and seaview. Probably the missing part is the bath robe/dressing gown in the room. We would definitely be back sadly no available booking for New Year’s Eve. We love to stay again 😍

AMAZING!!
Stayed for two nights in the first floor room with sea views . Room was spotless with everything we could need to hand. Even Netflix for our granddaughter. Duncan and the team are so welcoming and breakfast was delicious. Highly recommend the Beach Guest House. Thank you for a wonderful stay

This hotel is a hidden gem, the staff are professional and friendly. They are very helpful and cook a brilliant breakfast. The lady who serves the breakfast is an asset as she is friendly, efficient offering a personal service. I would recommend this hotel for position also with wonderful views out to sea. I would definitely come here again and recommend anyone to stay here.

Beach Front guest house is absolutely fantastic. We stayed at room 8 for a night and it was very clean with beautiful view of the beach and equipped with everything we needed. Duncan and team were very accommodating and helpful letting us drop our luggage off early and check in as soon as the room was ready. Breakfast was cooked fresh in the morning and was absolutely delicious. Would recommend this place 100%.

I had 3 nights, in the top floor sea view room and it was everything I needed and more! The room was clean, sanitized, fully equipped and very comfortable, with great views.
Kris and Duncan are amazing hosts, friendly, helpful and attentive. Breakfast was freshly cooked as it was ordered,
hot and delicious.
I’d recommend a stay here to anyone and it will be my ‘go to’ retreat for time out.
