We look forward to welcoming you to our Regency Townhouse luxury boutique Brighton B&B hotel. We are located in a quiet residential side street, yet right at the heart of the lively and cosmopolitan Kemp Town area of Brighton and we aim to offer Brighton's best boutique B&B hotel accommodation.

We are a few steps from the seafront, our principal rooms have the benefit of oblique sea views, and within easy walking distance of all the major Brighton attractions, such as The Royal Pavilion, The Lanes, North Laine, Brighton Pier, Brighton Marina, The Brighton Centre.You will find dozens of bars and restaurants a short walk from our Brighton B&B in Charlotte Street in the St James's Street area of Kemp Town.
Services
We aim to provide you with luxury, modern, clean, well decorated, contemporary boutique style accommodation. All rates include bed & breakfast. All rooms have full shower en-suite facilities (Shower, toilet & washbasin) as well as complimentary toiletries, mini fridge with complimentary mineral water, hairdryer, iron/ironing board, use of towelling bathrobes, a well stocked hospitality tray.
All of our rooms have a well stocked hospitality tray, hairdryer, TV with freeview (rooms 3,6 & 8 have internet-connected TV's with movies on-demand), DAB radio/alarm, iPad in all double rooms, complimentary toiletries, use of toweling bathrobes & slippers and mini fridge with complimentary mineral water.
For breakfast you will enjoy the best possible ingredients, locally sourced, where possible. Breakfast is the first meal of the day, preceding lunch or dinner and is typically eaten in the morning. The English word derives from the idea of breaking the involuntary fast of sleep, thus signifying the first meal eaten after awakening.
Thank you both for a wonderful stay at the Twenty One Brighton B&B, my stay was for the Brighton marathon. Appreciate you guys getting up extra early on Sunday for breakfast before the race. Love all the extras (Tunnocks tea cakes etc.) I will recommend to friends and family, and would be delighted to return!
The Twenty One in Charlotte Street, Kemp Town, has beaten rivals from as far afield as Peru and Italy to be named top of the B&B chart in a table compiled by visitor reviews on TripAdvisor. Britain's bed and breakfasts have a reputation for querulous hosts, poky tired rooms and nylon sheets, but - please sit down - they are actually the best in the world, according to Tripadvisor.

Lovely hotel right in the heart of town, Sue is a great hostess and telly does a mean breakfast ! We’d recommend this hotel to anyone …they’ve really put a lot of work into this and it tells.
Our bedroom had dark decor which we loved …but there are lighter alternatives lol!

Wow what a place! Fantastic location, seaviews and just a short walk to some amazing restaurants and bars! the inside of the hotel is decorated with a art deco feel and to a high standard making the experience feel very luxurious,the beautiful bedroom with comfortable bed, chairs and quirky vintage features was amazing... spotless bathroom with quality products, the music on the iPad was a lovely touch in the room, full english breakfast was the best we have had! Amazing host and so welcoming. We will definitely be back and look forward to staying here again. Kate and Olly

What a gem of a place!! Have stayed in several hotels and B&Bs in Brighton but none have come close to the warm welcome and comfort offered by The Twenty One. Spotlessly clean, comfortable beds and modern shower all well maintained. Fantastic breakfast as well (cater for all persuasions). Owners greeted us at the door and nothing was too much for them. Although just booked in for one night we left so refreshed. Definitely be back and soon!

Beautiful memories here. My wife and I stayed at this B&B during our honeymoon tour of England. Fantastic, friendly service, a perfect room, wonderful atmosphere, and charming location. They made us feel welcome, and we enjoyed every minute. (Plus -- we were able to watch Dr. Who "LIVE" on BBC.)

The Twenty One is a lovely hotel / bed & breakfast right off the beach in Brighton. The owners are helpful and very pleasant, and the rooms and amenities are second-to-none. We had one of the smaller rooms, but there was everything we needed, a fully stocked hospitality basket, coffee and tea and a bar fridge with complimentary bottles of water. The bathrooms and linens are top quality and the breakfast is delicious. Everything about the Twenty One is high quality and I can't recommend the place enough. If it were possible to give it six stars, I would!

We came here in October. It was our little rainy windy getaway outside of London, where we were visiting from the US. The little streets with row homes are reminiscent of San Francisco.

Great room, and great food. We were greeted personally by the ownership, and immediately given a beer and a brief on the town.

In the morning we were given a fantastic meal.

Within walking distance of pubs, restaurants, even the laundromat (where I currently sit).

Oh yes, and the beach 100yds away.

I had the good fortune of staying in this gorgeous little Brighton hotel a while back, and I can't recommend it highly enough (which is exactly what my friend who told me about it said!).

Located in charming Kemp Town, just steps away from the sea, and we were lucky enough to reserve room 8, a king size double with a sea view. I have to say, both my boyfriend and I have never felt so at home staying in a hotel, and we've never received such a wonderful 5* service at such a decent price (less than £200 for Friday and Saturday night). We wanted for nothing. Upon arrival we were greeted
