We are Members of the Leeds Property Association and the Residential Landlords Association. All properties are close to Hyde Park corner LS6 with its local amenities, and a short walk from the Universities, Headingley and the city centre. We build a close & mutually respecting relationship with our tenants, many stay with us, and most of our lettings are through personal recommendation.
We undertake maintenance ourselves in a timely manner, with the support of trusted local tradesmen. Our properties are Licensed HMOs (where required) and are regularly inspected by Leeds CC to ensure compliance & standards. As a small family business we do not run a letting office, but we can be in the area in 10 minutes.

We only let and manage houses that we own as a family business, so we are not classified as Letting Agents. This means we can give a personal service and do not have to charge agent fees. We work from home and do not have a shop front or office. Most information is available on our website. We can often be seen in Hyde Park attending to our tenants and properties, and we can be at our houses within minutes in emergencies.

Personally, I have had a great experience with the business. It was my first time looking for an apartment, so I was in a vulnerable position. However, they have been very helpful. Any queries were very quickly responded to and any issues I had were fixed within a day. Great service, great location and pricing. I did not experience some of the things the other reviewers have gone through.

Unfortunately I can only agree with the other reviews, it has been a very stressful experience as a parent to pay for my child to rent from these people. In my opinion they are bullies and take advantage of students, I don’t understand how Leeds City Council allow them to run HMOs here. Please google them before you let your student sign anything.

When signing a house with Planas Properties, a supposedly ‘small family business’ you expect said company to take pride in the service they provide, with morals and understanding - regrettably Planas Properties offered anything but.
We first encountered a problem with this company very early on in our tenancy; it took us days until we were finally granted access to the keys to the property to which some of us had to rent hotels until the Planas workers had returned from holiday.

Would leave 0 stars if if I could. Terribly "family" run business who became aggressive when requesting very simple things- plumber labelled the boiler unsafe for use and landlord removed sticker and said it would be fine. One day after tenancy ended requested access to the property to retrieve an item I had left, they refused under any circumstances and said item is still in the property today. They are unhelpful and inflexible and best avoided.

Hi Chris , thank you for your feedback . In our defence , I would like to point out that this is your second year with Planas Properties , and you signed for your second year term in December , well before letting season starts , with no prompting from ourselves , that alone should be testament of how good Planas Properties are at the 7 day service they provide to their esteemed customers.

Unfortunately, the claims made by this company to be a small family outfit oriented towards running a friendly service for student housing soon turn out to be false once you make any criticism of their service; then they are revealed to be mean, cynical, and manipulative. It is impossible to have an adult conversation with them or to negotiate with them in any meaningful way.
