This is a long overdue post to both recommend and thank Sean and his team at Coulters for the sale of my property earlier this year. Having owned the property for 15 years this was my first house sale and was prepared for some stress especially given the circumstances. I live in Australia so had to go through this whole process online, so there were some very late-night phone calls and emails during throughout. That mixed with Scotland being in the midst of a strict lockdown, the sale was certainly not a straightforward one.

I am happy to recommend Coulters estate agency whom I have used recently. I found them much more efficient than any estate agent that I have used in the past, in particular, Francesca who did the valuation and Jenny who then took over and handled everything from then on.

Arrived a few minutes late for a viewing due to an unexpected traffic diversion. The agent refused me entry as another viewer was now looking around.
I pointed out that I was still within my 15 minute time frame and that the other person could wait five minutes. This was a solution an agent with good customer skills would have suggested. Fortunately the other viewer agreed to wait so I could view the flat. The agent continued to lecture me on being late instead of being pleased that a solution was found. I have had another recent experience with Coulters where an agent didn't get back to me in

The level of service received from start to finish was nothing less than exceptional - in particular from the Sales Manager Jackie Lyell who worked so hard to achieve an offer way beyond my expectations. Absolutely shocking service and behaviour from Coulters. Arrive at our new house to find no garage key which caused considerable inconvenience and having to call locksmith. A key turned up 5 days with a coulters key ring on , no apology and now refusing to pay the bill saying they only deal with claims of over £200. So we are having to foot the bill for Coulters incompetence. Would not recommend using their services.

Sold my house today and these guys have been great.The advice I got pre-sale on pricing etc was excellent - a very professional, realistic yet optimistic approach based on excellent market knowledge without a… long winded sales pitch. I had two good offers within a couple of days of going on the market and went to a closing date with tons of interest. Throughout the process I was kept reliably informed and could always get hold of someone straight away (and was made very welcome along with my dog, on the couple of occasions I popped into the Marchmont office). From the moment we decided to sell and first contacted Coulters they had our flat appraised, valued, photographed and on the market within 3 working days and we were under offer 10 working days after that! The staff are extremely friendly and approachable and very easily contactable. Emails were… answered within minutes and always in a very professional manner. We recently used Coulters to sell our lower villa in Trinity and to buy in Morningside. The service across the board was first rate. Everything was done in the timescales promised, there was always someone helpful and knowledgeable at the end of the phone if we needed anything, and the technology allowing you to review your sale progress instantly… was really useful.

Coulters do not honour basic codes of conduct for reputable estate agents. After one of their properties caused serious water ingress damage to my flat, they are refusing to send round a plumber to confirm that the leak has been fixed. This leaves me in a state of limbo, as I am unable to redecorate my property until I know the underlying issue has been fixed. Repeated attempts to resolve the issue via telephone & email have gone unanswered. Don't risk dealing with these people.

After having my property on the market for approx 9 months with another (unnamed) agent, i'd had enough. Was reccomended Coulters by my brother. From the very 1st contact I had, was nothing but impressive. Lyndsay who looked after the property for me was a pleasure to deal with & did a fantastic job. I had a closing date within 3 weeks!
