Relax in the tranquil surroundings of Royal Deeside with a stay at No 45, where you'll enjoy comfortable beds, delicious breakfasts and true Scottish Hospitality! We are a family run guest house peacefully situated in Ballater, in the heart of Royal Deeside in Scotland. Our guests can relax in our comfortable lounges, and enjoy a log fire in the cooler months or sit in our beautiful south facing walled garden in the summer.

No.45 is a stunning Victorian granite house originally built in 1890, set in an acre of walled gardens at the end of a private drive. With Craigendarroch Hill to the front, the 'Old Line' (a popular and picturesque walk) to the rear and the shops and cafs of Ballater just a five minute stroll away, it is ideally located.
Services
No 45 offers eight beautifully decorated and furnished rooms each with their own unique character and charm. Much care and effort has been expended on the design, decoration and furnishing of each room, to ensure the comfort of our guests. We have three individually decorated en-suite double rooms with views over Craigendarroch Hill or Craig Coillich.
The cabin is located in the garden of No 45 Guest House and offers small but perfectly formed self-catering accommodation in the heart ofRoyal Deeside. The cabin was stylishly refurbished during 2019. It consists of one bedroom with a kingsize bed, a shower room and an open plan living, dining and kitchen area.
No 45 guest house is located in the village of Ballater in the Cairngorm National Park and close to Balmoral Castle. We are ideally located if you enjoy the outdoors. Fishing, shooting, cycling, and walking are all available close by and we can offer storage for your rods and bicycles and also a drying room for your outerwear.

Stayed in the cabin at 45 and couldn’t fault it. Hosts were very helpful. Really comfortable bed due to a great mattress. Would recommend this place anytime.

No.45 was stunning. The building and room were very comfortable, Teddy (the dog) was extra welcoming.
The location is a short 10 minute walk into town, and 10 minute drive to Balmoral where we were hiking the next day. Everything we needed was catered for. Thanks!

Just home from a fantastic stay at number 45. Could not wish for a better welcome or service. The house is lovely and spotlessly clean and the gardens are beautifully kept but the host absolutely makes the experience a treat. Friendly and helpful in every way. Local produce on the table at breakfast along with homemade jams and shortbread in your room made by the owner. All these little touches made our stay a memorable one and we look forward to the day when we return.

A delightful Guest House in the beautiful village of Ballater in Royal Deeside. The hosts were excellent and made us feel very welcome. Our room was perfect, tastefully decorated and spotlessly clean. The bed was super comfy. A kettle and a great selection of tea and coffee, with the extra special touch of delicious home made shortbread, was available in the rooms.
The breakfast was second to none. A lovely selection of local products and homemade granola and jams. We will definitely return in the near future. Can not fault this beautiful place.
