In practice the changes are fairly limited. They mean that some types of non-licensed work with asbestos now have additional requirements, i.e. notification of work, medical surveillance and record keeping. All other requirements remain unchanged. If existing asbestos containing materials are in good condition and are not likely to be damaged, they may be left in place; their condition monitored and managed to ensure they are not disturbed.
Previous known as "Type 2Survey", the management survey was introduced as part of the updated asbestos survey guidance (HSG264 Asbestos - The Survey Guide). The main purpose of this survey is to locate/identify the presence and extent of any Asbestos Containing Materials (ACMs) in the premises, where damage might be susceptible during day to day operations or by light maintenance activities.
We offer bespoke asbestos awareness training for personnel running from management of asbestos in buildings through to identification for individuals who may come into contact with the material during their daily work activity. After the initial asbestos management survey has been conducted, regular condition re-inspections (minimum 12monthly) are required in order to continually monitor the condition of previously identified ACM's ) as part of regulation 4 CAR 2012) as part of the ongoing management of asbestos in buildings.
When buying a new home some home buyer survey reports state that "the property may contain asbestos building materials" although no specific identification is made. Due to the potential health hazards associated with asbestos based materials most building surveyors will recommend a separate survey be commissioned and completed by competent persons.
