For all heating/plumbing related issues please first read our Heating and Condensation Guide It is your responsibility to check this. First, you need to check the temperature on the thermostat. If the temperature is set too low the heating will not come on. Secondly, have you checked the pressure on the boiler?
We ask that all tenants please check they have submitted all the required paperwork before any of them comes to our office for a Walk-In appointment. If this is likely to cause problems please let us know when making your appointment to come into the office! The first tenant to pick up keys is required to book in a Walk-In appointment with us so that we can run through some house-specific information.

The maintenance team is horrendous. They don't attend issues until 3 months later. The maintenance team also treat us like they are superior to the students living there and still haven't sorted problems we have to them about since 3 months ago

Very quick with Maintenance, called for no heating on a Saturday morning and they managed to get someone out by that afternoon to fix it for us. We are staying with them in our house for another year.

I would not rent from Tapton again. Four weeks after the end of my tenancy, and with no sign of my deposit being returned, I had to issue the company with a Statutory Declaration (see the DPS website), and then make use of the DPS Dispute Resolution Service.
Tapton attempted to claim £456 for painting and decorating. This was for the 10 picture hook holes that I had filled at the end of the tenancy; all they needed was sanding and touching up. The DPS found the claim to be "excessive", and awarded £75.

Viewed property they had advertised for 2 months. When we tried to arrange to rent it they told us the day before I moved out of my last place that we can't move in as it needed renovation that they'd only just discovered. Told us they'd keep in contact about renovations and when we could move in while we stayed with family. After 2 weeks of no contact, ignoring our phone calls and emails, we saw the place had been let out to someone else. They then emailed us to tell us about another property to look at, which had already been let out as well. Very unorganised. Lack of communication. Ignorant

On calling maintenance, they arrived within a few days and always sorted out the problem in a few hours. We almost went through winter without heating but the same day we contacted Tapton, someone came and helped fix the system. I'm very happy with the maintenance team from Tapton Estates

Tapton helped us find a house that was exactly what we were looking for and within our budget, negotiated with the landlord on our behalf, and made sure the property was cleaned thoroughly for our arrival after the way the previous tenants had been living. AVOID TAPTON ESTATES
- Fraudulent claims to pre-existing house damages.
- Took 4 months of persistent emailing and phone calls to receive (some of) deposit back.
- Electrical appliance PAT tests 3 years out of date.
- Bedroom doors and house windows left open or unlocked after house viewings or maintenance - both of which always occurred without prior notice, warning or even a knock on the front door.
- House left without hot water for 7 days when boiler broke.

Had issues with the state of the property upon moving in including cleanliness which was not addressed. Emails are responded to but not all points in them are addressed. Andy the maintenance man however is very quick and helpful and tends to all issues mentioned. (5 stars for Andy), brought down by office.

AVOID AT ALL COSTS. I have been a tenant in two of their properties and would never use them again. Staff are useless and the manager/owner (Richard) is a nightmare. They require all repairs to be submitted in writing which is reasonable but it usually takes a good few weeks until you get any sort of response. (They don't consider the boiler breaking in the middle of winter urgent.) It often takes an email, a visit to the shop and a number of phone calls to get anything done. Then, when it comes to getting your deposit back; the fun begins. They will always try to take the deposit
