Many people I talk to are delighted to find that after talking to me they do qualify for a mortgage having been made Bankrupt. The main consideration a credit lender will want to know when looking at the CCJ's on your credit file is the date they were registered. Having been refused a mortgage isn't the end of your home buying dream, but what you do next is very important.

Any Defaults registered over 2 years ago can be ignored, do not have to be repaid and you could borrow up to 100% of a property's value. I will help to prepare your applications, limit the impact of your DMP, and secure the finance needed to purchase your new home. If you have equity in your home, you could arrange a remortgage to clear your IVA early by offering a reduced settlement amount to your creditors.

I specialise in bad credit mortgages because very few brokers are interested in offering this specialist advice as the process is very time consuming. Understanding adverse credit lenders criteria is far more complex, time consuming and trickier than dealing with a mortgage from a High Street lender.
Borrow up to 75% with unlimited mortgage, secured or unsecured payments, provided you have not missed payments with the last 12 months and any missed before then are paid up to date. Arrears fall into two camps and are treated differently. Unsecured - if late or missed payments are from a credit card or car loan for example, and are not secured on your property (unsecured) they are counted when the lender carries out a credit score on you.
With the majority of the other adverse credit lenders, any defaults registered over 2 years ago can be ignored up to 85% loan to value and do not have to be repaid. If they were registered over 36 months ago, you could borrow up to 95%. I see more defaults registered on client's credit file than any other adverse credit data.
I have a fair degree of sympathy when it comes to finding a mortgage with CCJ's because any one of us could end up having one on our credit file through no fault of our own. An illness or redundancy suddenly means you are unable to pay the next instalment on a car loan or credit card and a County Court Judgement has been registered on your credit file.
The majority of lenders would not lend to you until you have been discharged from your IVA for at least 3 years, with some wanting it cleared for 6 years. However, I know of lenders willing to consider you even if you are still in the IVA and one where it does not have to be cleared. I know of other lenders that have variations on the above criteria so please call me to discuss if you could get a mortgage.
