We have three lovely holiday cottages situated within the grounds of Newtimber Place, a beautiful 17th Century Moated manor house. The setting is idyllic, very rural, and surrounded by green countryside in the midst of the South Downs National Park. There are a number of walks from the holiday cottages varying from easy to difficult.
Yet, we are within 7 miles of the city of Brighton and Hove and are in easy reach of London - the train station of Hassocks is 15 minutes drive away. More locally our nearest pub in Poynings is about 1.5 miles away, and we have several supermarkets within 10 minutes drive. You can book a reflexology treatment on site.

The holiday cottage is situated inside a former walled garden within the grounds of Newtimber Place, which is about 7 miles north of the city of Brighton and Hove. There are fruit trees on the walls and the rest of the area is grass. The nearest neighbour is the other side of the wall! The cottage sleeps 6 in 3 bedrooms - one king, one double and one twin and is available for booking for full weeks for holidays.
The holiday cottage overlooks the moat of Newtimber Place, which is about 7 miles north of the city of Brighton and Hove. It is on one level with underfloor heating, the heat being drawn from the adjoining field by a heat pump. It shares a garden with the adjoining holiday cottage and has its own table and chairs under a pegoda.

We just spent a week in one of the Moat Cottages at Newtimber Place. All in all we were impressed by the finishing, design, and amenities at the cottage. I would say the mediocre review was influenced by a few factors. 1) the large number of spiders that we had to kill; 2) the general difficulty in getting places... it is a 15 minute drive to the train station, 20 minutes to the nearest decent sized grocery store, its a nice place to get away but you need to be content getting away; 3) the beds are UNCOMFORTABLE; 4) the lack of accessibility to the remainder of the grounds... there are a few lanes

Well equipped cottage in beautiful surroundings. We had a lovely stay there and enjoyed walking around the grounds. The owners are very kind and generous, stocking the cottage with nice things for us to eat for when we arrived and even sent us a beloved lost toy my son left behind. Highly recommend this place for families

Family visit for the Brighton Marathon so cottage proved to be a great base. Comfortable, clean and well equiped we thoroughly enjoyed our stay. You can hear a hit of traffic noise from the A23 which may bother some people but for us it was not a problem. We appreciated the welcome pack and the details on the best way to get into Brighton via Devils Dyke

Just spent our family Christmas in Orchard Cottage. With its three bedrooms, three bathrooms (plus additional downstairs WC), and spacious lounge it was ideal for our family of five adults and one newborn baby. Warm, cosy, comfortable, clean, well-equipped and idyllically situated. All round success, thank you!

We felt very at home in this luxurious cottage. We had everything that we needed and more. The peaceful locality was wonderful. The homemade cake and jams made us feel very welcome. The sound of the birds and sheep was mesmorising. The sound of the traffic in the distance was the only negative and that would never stop us from returning. Wonderful.

What a lovely peaceful place to be! Close enough to Brighton, Hassocks, Lewes and the train into London, yet surrounded by beautiful countryside! We were welcomed with a delicious homemade lemon drizzle cake, two jars of homemade jam, a pint of milk and a loaf of bread.
We had a lovely few days in Orchard Cottage over the half term in October and would definitely recommend it!
