Services
Within our standard management service, we conduct regular recorded site visits to monitor the standard of services being delivered to the site and to identify maintenance requirements proactively. Initiative feels that, particularly on the South coast, block management has become cumbersome and lethargic, the result of a handful of established agents resting on their laurels.
The Right To Manage process empowers the collective of leaseholders to take control of the site. The leaseholders form a company that becomes responsible for the repairs, maintenance and supply of contractors, services and insurances at the site. The leaseholders appoint a managing agent who directly serves their interests.

It is human nature for contractors to demonstrate diligence and commitment in the short term, only for standards to drop somewhat without regular monitoring in the longer term. Initiative sends an experienced building maintenance consultant to site on a quarterly basis to weed out any signs of complacency.

Initiative Property Management is the 3rd company in the Bournemouth area that I personally have had experience of, and I am happy to report that it is the best I have come across. Steve Greaney leads the team who are active in resolving problems quickly, providing good advice, and bringing in specialist outside companies and individuals to provide the support where necessary.
Initiative have replaced the other management companies that I have had experience of, and in my view they can be trusted to provide a very good service.

We started the very daunting process of Right To Manage, (RTM). It seemed difficult on the surface, but actually with a good Lawyer on board, and positive contributions from the other Leaseholders, it was easier than I thought.
After successfully obtaining RTM, we then explored Property Management Companies. It is a very demanding role, and one that you need to investigate and interview extremely thoroughly.
