On the edge of the Waveney Valley we have eight converted barns for your pleasure; all situated on a working arable and dairy farm. Amidst the beautiful south Norfolk countryside under wide arching skies amongst farmland and hidden waterways, eight luxury Norfolk holiday cottages can be found. All eight barns have been sympathetically converted into modern luxury accommodation.

Services
An attractive cluster of eight barns that have been created from the sympathetic conversion of a range of handsome farm buildings. Retaining many of their original features including fine old beams in their tastefully appointed and very comfortable interiors, they enjoy a wonderfully peaceful rural setting on a working dairy and arable farm.
Mallard is our largest luxury barn which sleeps 7 + Cots. This barn is all on ground level with ramps available for ease of entry. It is light, airy and very spacious with an open plan beamed sitting/dining room and an exceptionally well equipped kitchen. Sumptuous leather sofas and natural fibres combined with oak accessories make this barn conversion a very special place to stay.
Both have an open plan Kitchen/Dining/Lounge Area where oak beams and leather sofas combine to add a modern touch to a traditional building. Great views of the surrounding countryside. The master bedroom has a Super King Size Bed which can be split to twin beds if preferred (on request). Luxurious bed linen complete the look.
Games Room - Pool, Table Tennis, Air Hockey and Table Football and a large projector screen with music and sports. Ideal for those family competitions or relaxing with friends. Soft Play Barn - Soft Play for the under 5's with a comfortable viewing area for parents to keep an eye on the little ones!
The White Lion is 1/2 a mile from the Barns - this is the nearest pub to the barns and within walking distance; a great family country pub, restaurant, bed and breakfast and caravan park set in the picturesque surroundings of Wheatacre, just outside of Beccles. Providing the perfect destination for a lazy Sunday roast, .

Such an amazing weekend away! We came away as a family of 11 across 2 barns and we all had a brilliant time. Games room was loved by us all! Barns are absolutely stunning and couldn’t have asked for anything better, with all the little extra touches making it extra special. We can’t wait to come back again soon. Thank you so much!

Nice coffee (take away or drink outside - no indoor seating).
Shop holds a mix of store cupboard basics plus nice treats. No loos :-(

Fair enough. Loos would turn it from good to really great, and make it more of a destination. Great coffee, plus all the lovely food you already sell ready-to-eat, with several outside tables, make it feel like a cafe already.

Very nice barn full of goodies. Not the everyday food. Bit more expensive and something different food. Small area of cleaning items. Candles and smellies! Homemade cakes. Meat from the local butcher. Florist in there too. Although she wasn't there at mo! Bit disappointing as went for flowers and not really any there. Sell coffee tea etc. Seats outside very pleasant area. Huge car park. May have plans but could do with some other attractions there. Makes it worth while going for couple of attractions there. You could spend couple of hours there. Worth the journey.

Paradise. Facilities very good, the surroundings are brilliant, peace and quiet in abundance, oh and the sun shines everyday, well it has since we have been here, the farm shop is just unbelievable, fresh… country foods in what could pass as a supermarket as its so big and spotless, everyone I’ve met so has been here before, now that is some recommendation.

A really lovely Barn with really lovely people to help and serve you. The produce here is excellent and there is pastries and all sorts of confectionery with fabulous cakes to free range chickens as well as every day provisions. They have some wonderful holiday accommodation in another converted barn. Although the weather wasn't great we all sat outside and enjoyed coffee and cake. Fab afternoon off the beaten track in North Suffolk.
