Welcome to Mike Leggett Building Plans Limited, a business established in 1988 to provide clear, easily followed plans, designed the way the client and the builder want them. When I started my business, I was sure I could offer the same level of service as those who were already in the marketplace, at a more realistic price and in a more accessible and easy-to-understand way.
Over twenty years later I have the same view and the benefit of experience whilst continually seeking to improve the service. I still aim to match or better any other quotes a client receives. The majority of my work is carried out in Plymouth, The South Hams, West Devon and Cornwall, as well as properties within the Dartmoor National Park.

Having established this business nearly thirty years ago I have a wealth of experience and an accumulated knowledge of all aspects of building and design. As a father of three ( aged 17, 15 and 6) I can also understand how the changing needs of family life can necessitate alterations to your home. I can also help with outline and detailed planning applications, building regulations and structural calculations.
It is always difficult to give an accurate assessment of fees without considering the individual project, as they are dependent on the size of the existing property and the complexity of the proposal. However, I am determined to have the most competitive fee structure, as I believe every project should start with quality plans, at a reasonable price.
When you contact me we will discuss the project you have in mind and the possible planning or building regulations implications of the proposal. We will then set up a free on-site consultation so that I can see the property and offer my ideas and advice. Following the site visit I will send you a detailed and fixed quotation detailing exactly what services I can offer for your project.
Planning and Building control although loosely linked under the umbrella of development control are actually totally different. Before carrying out building work, you may need to get planning permission. This permission is in order that the look of your proposal complies with local and national policies and considers the affect of your proposed building on surrounding properties.
If you have been inspired by "George Clarke's Amazing Spaces" or are looking to convert a garage or shed, you may be able to proceed without planning permission. In most gardens, small structures, conforming to certain stipulations, can be built under Permitted Development. I can advise you or can check with your local authority.
