As Managing Agents for various properties including blocks of flats, converted houses of multiple occupation and modern housing estates, we specifically look after internal communal areas and external open spaces. BNS originated as a family run business with roots back to 1976 where Service Charge accounting services were provided to Residential Management Companies. In 2006 the Property Management business was formed with the same family values and a strong focus on commitment to our client's needs through a personable service which has helped the Company grow into the largest independent managing agent in the South West.
BNS have years of experience in having input in the design and future management implications for developers to consider in relation to their housing estate or apartment buildings. We provide guidance on Lease stipulations and Service Charge proposals to ensure Leaseholders and Property owners alike are given fair and reasonable Service Charge estimates and guidance on what they are obliged to pay towards when purchasing a property.
BNS offers a service to all our clients that is bespoke, fully transparent and cost efficient. To achieve this BNS provides the whole development with a dedicated and experienced Property Manager including management support, use of systems, administrative help, full financial support and advice, chairing of meetings & production of minutes, collating of specifications and quotes for major works and undertaking of all day-to-day duties required.
BNS believes in our clients having the facility to be in control of their development and ensures that the general day to day maintenance of our portfolio is kept, as far as possible, "in house". This not only reduces costs but ensures that standards are kept to the highest possible level.

Where we cannot use our in-house expertise, we have built incomparable relationships with contractors over the years who include cleaners, gardeners, electricians, plumbers and builders.Through regularly working with BNS, these contractors have developed their approach to match our exacting standards.
As Legislation, Compliance and Health & Safety become more and more prevalent, the inevitability of the Residential Property Management industry becoming formally regulated is not a matter of if, but a matter of when.
