Bloq Management are a company providing proactive and personal block management service to customers across Bristol and the South West. With a background in development and property the owners had a largely poor personal experience of block management companies and a great insight on how things could be improved and so in 2013, Bloq Management was born.
So far, Bloq has grown from managing 3 blocks to more than 40 and have even more new blocks and residential areas coming on board during 2021. The strong focus is on providing a prompt and proactive service to customers.

Our specialist knowledge and experience is expertly applied to every contract we manage, allowing us to deliver a service that meets your priorities. We like to meet face to face, get to know you and what you want from us. And because every property is different, we fine tune what we do to suit your building in the most efficient and cost effective way.
The individuals at Bloq all bring a wealth of different skills and experience to the team. From quantity surveying and property development, lettings and architecture to small business growth, marketing, compliance and administration, each person brings things of value to the team.
The common thread running through the team is a desire to deliver good customer service and this is delivered from a starting point of each individual actually caring about the homes and lives of the clients we work with from tenant to developer and all the people in between.

We believe that residents will respect a well-managed and clean and tidy building; our focus is on making the blocks we manage home for our customers. Before we get to the services we deliver, can we share a few examples of how our fresh thinking inspired a more effective service? Bin stores can be a big deal in a block community.
With a background in residential new build, managing new build residential blocks and working closely with developers is second nature to us. The final stages of a new build project can be understandably frantic; having someone on your side who can write clear and concise residents guides clarifying the set up and then manage a smooth handover to owner resident companies or associations is essential.
With heating solutions becoming more technically challenging in new builds and the desire to achieve lower carbon emissions and of course cost, there is a trend towards communal heating systems and district heating. Bloq manage buildings with shared and communal supplies and plant.
In one example, we manage an installation where 7 boilers deliver enough heat and hot water for 100 apartments and on another site, there is one gas supply to serve 45 flats.We use an outsourced company who read the meters and supply the bills directly to you the leaseholder or your tenants, as required.

I cannot recommend Bloq Management highly enough
We work with a number of building management companies on a daily basis and Bloq are consistently the best of the bunch.
They are quick to respond, helpful and reasonable - it is genuine relief when we are contacted to advise that they are taking over management of communal areas and issues because it means things will actually be resolved.
Head and shoulders above the competition and it always feels they perfectly combine a personal, independent touch while also being big enough to do the job well.

BLOQ management has superbly managed the Horizon Apartments in Ogmore by Sea for just over two years and we’re saddened to have relinquished their services only because we’re the only Welsh site on their portfolio. They’ve been diligent, proactive and extremely reactive when the need has arisen with a faultless staff in Leanne Phelps and Steve Nightingale as our main contacts. Five star service indeed.

I cannot believe the improvement that Bloq Management Services Limited have made to the management of Brook Court, particularly in keeping us informed and their attention to detail. We have two properties on this site and Bloq Management have provided the best service that we have ever had.

Fantastic company. We were previously unhappy with the management company at our current flat. In January, Bloq came on board and have done a fantastic job ever since - long may it continue! We will soon be selling our property and had no difficulty letting our buyer know how confident we are with Bloq.

As a tenant living in a property now managed by Bloq I have to report that their customer care and attention to the needs of those in my building has been exemplary. This is highlighted ever more so by comparison with the previous management company who were negligent to a criminal extent.
