Arbor Holiday & Knightcote Farm Cottages are positioned amongst 600 acres of beautiful Warwickshire farmland in the North of the Cotswolds, encompassing an impressive antique tractor collection, a delightful model railway exhibition, an orchard carp lake with fish feeding and farm trails where you can wander endlessly spotting badgers, deer, butterflies and birds whilst enjoying the outstanding views of the landscape and the Burton Dassett Hills beyond.

Five luxury VisitEngland rated 5 Star Gold self-catering cottages sleeping 2-10 people, and offering luxury, self-catering accommodation (vacation rental) in the heart of England, in Southam, Warwickshire. Our cottages, ranging in size from 2 to 5 bedrooms, have been converted from fine 17th century stone barns, a milking parlour and a grain store and dryer.
This lovely award winning cottage with some of its original 17th century beams and features enjoys the views over the paddock, where our neighbour's sheep often reside. Having two bathrooms, Sleeplate is ideal for friends sharing, or for a family with two children. Full-week bookings run from Friday to Friday and short breaks run all year apart from the summer holidays.
Home Cottage is a superb detached cottage which is all on one level, making it great choice for young families and those who require a cottage with luxury, space, comfort and accessibility to NAS Category M3. Autumn plants for the garden are always tricky, why not visit the beautiful national collection of Asters Upton House and Gardens NTThe Asters have landed! When this happens, it's usually because the owner only shared it with a small group of people or changed who can see it, or it's been deleted.
We have thoroughly enjoyed our stay in Sleeplate Cottage; comfortable, well equipped and beautifully maintained. Thank you very much for the wine cakes and flowers all greatly appreciated. We thoroughly enjoyed our visits to Stratford, Compton Verney, the National Herb Centre and a couple of walks around the village and also visiting the railway club on Thursday evening where everyone was so welcoming and helpful.

Our second visit to Chestnut Cottage & once again it was a wonderful relaxing stay.
Fiona goes the extra mile with home made goodies & flowers to welcome us.
The cottage was spotless and extra hand wash and gel, but it was great as an escape from the outside World.
Fiona ordered some Autumn sunshine and once again suggested some good local walks, shops, pubs etc and the information folder was bang up to date.
We ventured further into the Cotswolds & pre booked a couple of National Trust visits & pub meals - Bibury & The Swan and Hidcote & The Ebrington Inn, and the most amazing garden shop

A delightful place to relax and unwind. Easy to get to from London it is perfect for meeting up with friends and catching up. Fiona is a prefect host.

A wonderful place to spend some quality family time playing board games, country walks, BBQs in the sun and generally recharging the batteries. We really appreciated Fiona's delicious home-baked treats on arrival, a lovely personal touch. Highly recommended.

We stayed at Knightcote Farm Cottages on our recent trip over from France with our children as we needed somewhere where the children would be well catered for (both with kit and things to do locally) - the cottage was everything we could have hoped for and meant we could keep our packing to a minimum. We did loads locally including Warwick Castle, Drayton Manor Park and Zoo and lots of walking. Highly recommend Knightcote Farm Cottages!

The cottage we stayed in was absolutely superb, 6 bedrooms 2 ensuite with tvs in rooms and plenty of wardrobe space. Big family bathroom with bath and separate shower, spare bedding and towels in airing cupboard.The lounge has seating for at least 10 on the big couches the dining table in the cottage kitchen/ diner seats 12 a fully fitted kitchen, with two vens and a big double hob and dishwasher. Washer and drier in small utility room. There is a selection of films games and books to use too. The whole house is fitted in oak all bespoke wardrobes and furniture the kitchen is handmade too everything
