Services
The first thing you need to do when looking for property to rent is to decide what you can afford to pay in rent. Rent will normally be due every month and you should also allow room in your budget for bills like council tax, gas, electricity and water as these will not normally be included in your rent.
Can be considered with a copy of the statement or other notification from the Benefits Agency confirming the entitlement. The benefit must cover the term of the tenancy. If you currently live in rented property or have done at any time in the last six months, we will ask your landlord or letting agent to confirm that you have paid your rent in full and on time and that the property has been well maintained.
When you rent a property, you will be asked to pay a tenancy deposit (sometimes called a security deposit). Provided you have looked after the property during your tenancy, your deposit is refunded to you when you move out. The deposit can be used by the landlord for the cost of repairing any damage caused during your tenancy.
A spilt glass of red wine, an iron mark on the carpet, a hot saucepan on a kitchen worktop or chipped bath enamel - if you're living in rented property, your landlord or letting agent can take the cost of repairs out of your deposit. Your landlord's contents insurance will not cover you if you accidentally damage their property and it certainly won't cover you if your belongings are damaged or stolen from your home.

Horrible company full of bullies. Don’t believe the good reviews, they’re made by family members of workers there. Special mention of Lyn who repeatedly harassed us once we handed our notice in with ridiculous demands. Only left as she repeatedly ignored our complaints of mold so bad part of the ceiling fell down. She also held a viewing when we were out without our consent and laughed it off despite leaving our dog terrified. Funnily enough later denied it in front of her bosses. Shame we didn’t record the call of her admitting it. Avoid at all costs

The worst sales and lettings agency I have ever encountered. Terrible service, incompetent, unprofessional and rude staff, unfair charges to tenants, poor attention to detail, tenant requests and emails ignored, money wrongfully withheld, agent entered the property without permission. Avoid business with this company at all costs.

Very disappointed on how they treat tenants on the end of their tenancy. In the beginning they were as good as gold as soon as they make to sign the agreement. They look for anything silly so they can stop your deposit. I would never ever rent from this crowd again. In my opinion they are crooks specially the old lady with glasses.

Due to the fact that the property is no longer suitable, I have recently ended my tenancy with Phillip James Letting Agents. Throughout the four years I was renting with them I found them to be helpful, approachable and very friendly.
If something needed to be done within the property they were prompt, efficient and went out of their way to make sure that costs (if there were any) were kept as low as possible.
I can only hope that the agents I am renting through now, follow suit!
