Luxury stone built self-catering holiday cottages nestled in the heart of the Northumberland, an area famed for its outstanding natural beauty and Hadrians Wall. We shall be adhering to government advice, cleaning our properties to the highest of standards and taking care to reduce social contact and risk where possible.

Dee and Charles McGowan are the beating heart of Southlands. Dee's attention to detail and artistic flair can be felt throughout all three cottages. The enchanting mix of antique furniture, open fires and beautiful fabrics create a cozy and restful retreat. Charles' creative hand can be seen in the artisan kitchens, staircases and curtain rails designed to give each cottage a bespoke and individual finish.
Services
One can enter West Cottage through either of the two original doorways, now fitted with glazed double doors ideal for throwing wide open in summer. This cottage is open plan but with a cosy and traditional feel created by leaving the beautiful original coined stonework exposed.

The staircase divides to the right and left, one side having a double bedroom and the other a twin bedroom, each with en-suite bathroom including large rose-head shower, upstairs also includes oil-fired central heating.The sitting area has a huge oak lintel fireplace with a wood burning stove.
A glazed double front door leads into the sitting room with its wood-burning fire and the kitchen dining area. The handmade staircase leads up to the galleried double bedroom, which has an en-suite bathroom. Middle Cottage is snug and cosy, it has a low downstairs ceiling and door, the floor is open plan with under-floor heated tiled floor.
The latest addition to Southlands Farm. The converted hay loft beautiful blends country comforts with contemporary style. A stylish retreat for two. A stone staircase leads up to this open plan space with high beams, wood burning stove and a light and airy feel. The Hayloft is the latest addition to Southlands Farm Cottages, finished in Spring 2018.
Charles and Dee moved to Southlands in 1988 and have worked hard to develop and enhance the farm ever since. The farm is located in the center of Gunnerton, a lovely little village nestled deep in the middle of Nothumberland.

The 38 acre smallholding was in need of renovation and over 30 years has seen gardens emerge, the farmhouse expanded, hedges replaced and plantations grown to encourage the wildlife back and finally the cottages created so guests can enjoy this oasis also.Work began on restoring the barns into self catering cottages in 2006 and we welcomed our first guests in 2007.
A beautiful appointed and extremely comfortable cottage with all you could need - including fresh flowers and a bottle of wine with starter provisions! Thoroughly enjoyed our stay with good walks on the doorstep. We have all had a MARVELOUS time, an hours drive away, but a 'world' away. The cottage is superb, containing everything we could possibly need.

Spent a week here, it’s absolutely fantastic. The hosts can not do enough for you, they gave us some meat from the farm to cook, and the welcome basket was amazing. Nice walk through the fields to the local pub which does great food, and the farm is so nice to just lounge in the gardens or hang out with the animals. If you got fined then you either damaged the property you were in, or damaged something on the farm, that doesnt make this a bad location, it makes you an idiot! Take some resposibility!

Poor communication, additional charges and fines. Would not recommend staying here.
We stayed in the hay loft for 3 nights in October. It is unfortunate that in this case we are leaving a negative review. The main reason is that the communication was really bad.
Our booking was originally in April 2020, but with lockdown we tried to move this to October. It was really difficult getting hold of the owners to try and move our booking.
Secondly, we were there with our dog. The stay itself was nice, but you can imagine our shock when we were notified that because there was dog hair in the shower

Just Marvelous...
We'd read the great reviews. Dee and Charles have thought of everything... unobtrusive but always delighted to help make your stay special. That said, expectations were still exceeded!
Charles even fixed an emergency repair to my car!
You couldn't ask for better.

What fabulous holiday cottages.
We stayed in the Hayloft and couldn't fault it. When we arrived we were meet by the owners Charles and Dee. There was a welcome hamper, milk in the fridge, fresh bread etc;
The Hayloft is the latest addition to the 3 other ( larger ) cottages. It's very spacious, fully equipped and very comfortable large bed. We would point out that there are quite steep steps up to the accommodation.
There are lots of walks and attractions in the area, the only problem is there is not enough time to do them all, but Dee will do her best to help you get the most out of your stay

Before our stay, I was a bit fearful that this place appeared to be out in the middle of nowhere. To an extent it is but in the best possible way in that you are staying on a farm, but everything we wished to visit was no more than 30mins drive away.
My only gripes would be the lack of an ice cube tray for the freezer compartment (G&Ts without ice!?)
Also, despite a lavish number of knives and forks for a two person cottage, there were only 2 teaspoons.
Likewise, there were no scissors - thankfully I always carry a Swiss army knife.
Ditto, no pizza cutter. All points that are easily addressed

Home away from home and a fantastic base just a few minutes away from hadrians wall, Hexham and more. Each cottage is impeccably decorated and has everything you need for a comfy stay including wood burning stove. Best of all, your 4 legged friends are welcomed so all members of the family are catered for. Because the cottages are based on a farm, there's also the farm animals to meet so is great for small children to get up close to them and spark a bit if imagination. This is our 4th time here and won't be the last.

We had a great few days at the East cottage... superb self catering, everything you need and then some. Very high standard, comfortable and beautiful cottage. A definite retreat to relax and unwind. Dee and Charles are just great, so friendly and helpful. The gardens are gorgeous and it was a treat to take my dog for a walk in such beautiful surroundings. We would definitely recommend staying here.
