Student Accommodation is very different from Residential Accommodation and requires a different letting and management approach for you to get the most from your investment. We use the latest technology to keep up with the ever changing student tenant and property landscape and to be able to offer our Landlords an efficient Investment Service.
We charge one weeks rent as a holding deposit for all new tenancy applications. You MUST sign the "Holding Deposit Agreement" which is a 15 working day agreement that allows all the necessary checks and actions to be completed by the tenant and agent. If a tenancy applicant fails to do any of the following, you will lose your holding deposit.

Please avoid this company at all costs.
When we first moved in, the house was a state, bins overflowing, broken furniture etc. We were not given an inventory.
Throughout our tenancy, we had many issues. The main three being - left without a working shower for two weeks- no bath or alternative. No heating for months- they will say that this isn't the case but I am in touch with the new tenants and they have complained of the same issue.
The final issue is that the ceiling began to leak into the electrics meaning it required an emergency call out. Despite the fact they go on about their 24 hour

I am a parent of a previous tenant - waiting for the return of deposits
(and yes, it was me who paid the deposit, therefore it is my money you are withholding).
Currently trying this method of approach to see if I can get an actual answer from someone at Student Haus. This company is an absolute disgrace so far and I would advise people to avoid at all costs.
If you would like to respond - Student Haus, please ensure that this is someone with some authority to make decisions. Using very young/ inexperienced/ apprentice staff is not fair on them. It clearly works for you as method of preventing

The worst company. Me and my house mates had an awful experience with this company, when we moved in there was piles of rubbish left outside our property which took them months to move after repeatedly asking which caused horrendous odours in and around our house. We went months without wi-fi which we asked them to fix multiple times a week as we were a house of third year students working online during the coronavirus pandemic which made university more stressful than it already was. We had no working boiler for the WHOLE year. We asked them to fix/replace it multiple times a month, even the maintenance

Moved into our first student home for second year of uni, only to find upon arrival the following.
1 Bed Missing
1 Bed Broken
2 desks missing
1 desk broken
All chairs broken or missing
No carpet in 4th bedroom
Boiler dangerous, loud and leaking.
Used needles under sink
Front bedroom wall growing mould.
Many more things to list but I'd run out of space
It took 3 weeks for the broken bed to be replaced which meant sleeping on the floor.
Contact with Student House was absolutely disgusting, any time I complained about any of the above I was simply told there was no reason for me to complain

Found my home with Student Haus for July 2021, really easy application process and a friendly team. We viewed a few amazing houses and really happy with the one we have chosen, we noticed there was no desk in one of the bedrooms which the agent quickly got approved, looking forward to renting with you guys in the future!

AVOID. This agency tried to scam us out of our deposits by including a list of made up charges at the end of the tenancy. Finally received our deposit back 4 months after the tenancy ended after threatening legal action.
We didn't actually meet face-to-face with a single employee during the entire renting process from viewing the property to handing over the keys at the end. DO NOT RENT WITH THEM.

We moved into a property for a 1 year tenancy. Straight away we had lots of issues including mould and leaks. The property was not in good condition and we had constant problems throughout our whole tenancy. The staff were really helpful and friendly but the house was just in poor condition. We have moved out and are awaiting our deposits and a response to a reference request from a tenancy company dealing with our next tenancy.
