Services
We aim to offer a competitive fee structure and we would be delighted to offer you a no obligation valuation and discuss which package would suit you best. We understand people have busy lives and we're happy to work around you - whether that be 8am or 8pm! Please call to arrange an appointment that's convenient for you.
We will then speak to the landlord and put forward your interest and confirm if they are happy to proceed with your application. We then take an initial payment which is a holding deposit which will go towards the full deposit when you move in and this works out at one weeks rent. This is refundable if the Landlord cannot proceed.
As a Landlord since 1998 I am so relieved that I have found Gem Lettings. Having used a large agency I was tiring of the inconsistent standards, rapid staff turnover resulting in new and sometimes indifferent property managers who never get to grips with your property and the high fees (double those of Gem).

We called Gemma for a property in St Albans and asked her specifically if there was any official views or offers from anyone else as we were desperatly in need of a place for our family. She said no, you can come and view it, after our view on 4 Nov, we called her and told her we liked the property and told her also that we have another viewing, then we will make a decision, she said in this case she will not advise the landlord yet unless we cancel our other booking. After talking to my wife, we called ger back in 30 min and also sent her a message that we are happy to cancel our other viewing

We rented through Gem Lettings for just over a year and I can without a doubt say, Gemma is by far the best letting agent we've ever used. From the start of the tenancy to the end, she was always responsive and very quick to get any issues sorted, we never once felt stuck. Gemma has been the managing agent of my flat in St. Albans for 8 years. She has been great at finding new tenants at the end of leases, dealing with any maintenance issues and responding to any queries along the way. My husband and I used Gems Lettings to rent out our flat and was very happy with the service Gem provided. She was very helpful, professional but also found incredible tenants who we still have two years on. She was very thorough and had great communication with both them and us.
