Here at Burnbrae, we have three one-bedroom holiday cottages in the Scottish Borders. During 1999-2001 Pat and Sam Lewis lovingly converted part of their farm outbuildings. They continue to be very involved in the running of the holiday cottages in the heart of the Scottish Borders. I live on-site with my family so I am on hand to help guests promptly with any problems which arise.
Overlooking the gently rolling hills and countryside near Kelso, this self-catering cottage provides a delightful setting for couples or a single. With advance notice, Mungo's Well can also be set as a twin, ideal for two friends sharing. The spacious south-facing living room provides level access to your private conservatory and your patio space.
Imagine walking directly from this dog-friendly cottage in the beautiful Scottish Borders countryside, out across the adjacent fields. Great walks are right on your doorstep - with or without your dog. We'll even help you with routes. Begrum is perfect for two guests but can sleep up to four - great for couples, families or friends.
Our third cottage, Thairn, has a wee touch here and there to make your Scottish Borders break even more relaxing. Whilst all on one level, just like our other two cottages, Thairn benefits from a slightly bigger bedroom with an extra-long, king-size bed - great for taller guests. A guest bed can be added in the bedroom or in the spacious lounge to sleep 3 in total, and conveniently stored away in a cupboard during the day.
Available for hire, our versatile 36 sq metre studio / workshop has been created within part of a former mill. The Studio is available by day, evening or part thereof and may be hired for your respite; for your private project; or simply as a resource for you to utilise at your heart's and mind's desire.

Beautifully designed holiday cottage in a lovely location. The accommodation was everything we could have wished for. A cosy sitting room, well equipped kitchen, comfy bed and a smart little conservatory with a view out over the countryside. Nice local walks too. Perfect for a long weekend away with our Border Terrier.

We stayed a week in Mungo's well which was exactly as described. Equipment and furnishings were of a very high standard and everything was spotless. We could not have been more comfortable. A rural location but only 3 miles from attractive Kelso and 50 minutes from the coast. It was great to see flourishing fishing ports.Signal and wifi are good .We highly recommend this comfortable and cosy cottage.

We had a lovely week at Burnbrae. We stayed in Mungo's Well and cannot fault any aspect of the beautiful setting and facilities provided by Yvette.
The cottages are very well appointed and comfortable with a delightful little garden overlooked through the conservatory. We really enjoyed seeing the many birds that visited each day.
It's a super location, just outside Kelso and we were able to use it as a base for visiting Abbotsford, Traquir, Dawyck and the Alpacas at Beirhooe, to name just a few. We aren't walkers but it clearly is a great place to enjoy walks nearby too.

Lovely quiet location but near Kelso amenities. Lots to do and see within an hour's drive. Cottage was very well appointed, clean and comfortable - a veritable home from home. Rear view from conservatory over garden, fields and country was so restful. Yvette's local knowledge came in very handy for our trips to Floors and to St Abbs Head.

Beautifully appointed cottages in a fabulous and convenient location just outside of Kelso. Extremely well-equipped kitchen and loved the extra touches provided by Yvette, e.g fresh flower posy and home-baked cakes and tea/coffee and fresh milk awaiting us on arrival.
Loved too the bird feeders and small conservatory to sit and watch them.
Spotlessly clean and high quality furniture, equipment and linen.

Lovely quiet atmosphere and truly pet friendly.
Wonderful views and very convenient for Kelso and other Border towns. The cottage was immaculate and had every thing needed for a short stay. We and our two dogs were made very welcome. The conservatory was a lovely room to have a meal in - stunning view and dozens of wild birds to watch

Fantastic apartments in a beautiful setting. Equipped with everything you need to cook for yourself but lots of places to eat or get takeaway nearby. We stayed with our 9 month old and was perfect. We very much enjoyed sitting in the conservatory watching the hundreds of garden birds with our meals.
My family have been coming up here for over 10 years, we highly recommend it!

A really peaceful cottage, great for people with moderate mobility problems. One level, disabled parking space, well considered, plenty of room. Very eco friendly and covid cleansed. Just round the corner from Floors Castle and down the road from Kelso, each cottage has a small conservatory where you can look across to the fields or watch wild birds shoving each other around on the feeders. A real gardener's garden stuffed with shrubs, roses, perennials . Simply furnished with good quality tables, chairs, seating. Best of all, the most comfortable bed with the puffiest duvet in a golden cover!
