Services
Our approach to property management is developing long-term partnerships with our landlord and developer clients by providing full support in the letting and day-to-day management of the property. We guarantee your property will be actively marketed, let and professionally managed by an experienced agency team whose primary aim is to support tenants, whilst optimising rental revenue.
Our Tenant Application and Sign-Up procedure for 2021/22 is now fully electronic for both new applicants and current tenants renewing tenancies. Once you have chosen your property for 2021/22 it must be reserved to secure it. This requires at least one member of your group to Apply for Tenancy and pay the Reservation Fee.
We have prepared a list of the most Frequently Asked Questions (FAQs) about the company, our accommodation and tenancy terms and conditions. We suggest prospective tenants, parents and guarantors read all the FAQs to ensure they are fully informed of their obligations and responsibilities before tenancy agreements are signed.
We are bound by the strict rules of the TDS in the way we protect, administer and return deposits. Complete a Check-In with a detailed Inventory and Schedule of Condition of the property and take photographic evidence when tenants move in. Complete a Check-Out and update the Inventory and Schedule of Condition after tenants have vacated, noting any changes and take photographic evidence.
We have prepared this statement for the benefit of tenants and guarantors to explain our policy and procedures in relation to the collection of rent, payment delays, payment plans and how rent arrears are pursued. It provides clarity and transparency on tenants legal obligations to pay rent due and accommod8's delegated authority to collect it.

Giving one star simply because the staff are rude and blunt when you raise any issue to them. Not to mention, never helpful. Particularly Sarah Jayne, she is extremely rude with absolutely no customer service skills whats so ever and it has been the same any time myself, friends or anyone else I know have spoken to her. I try to be nice but when you’re being spoken to like that for no reason it makes you avoid speaking to anyone about advice or issues in that company at all!!

Overall it is a solid student letting company. Accomod8 provide good houses and the staff are very professional. However, once your tenancy comes to an end, be very careful about the condition you leave the property in as they'll come down on the most minor of issues like a hawk. For example, I was personally fined £60 for forgetting to shut a draw and leaving a blue tack mark on the wall, which I think was a bit harsh. Don't make the same mistake I did and you'll be fine.

Had various issues last year. Didn't actally let us move into the house for weeks until mid-late August if I remember correctly, despite paying the summer retainer and being told we may be able to move earlier if cleaning or maintenance was done earlier - when it came to it, gave me the vibe they just put off doing it sooner so they could take the money and not have us living in there, had to really push for them to do it sooner.
Next issue I had when moving was the fact my front door key just didn't work - went into the lock but didn't turn. Emailed the agency who said I can pop in any time but

I’ve lived in an Accommod8 property for 2 years. They’ve always been very helpful and responsive to any queries we’ve had. Maintenance team were always quick to make any required repairs to the property.The inclusion of all utilities is useful and the team regular check in on the property. Overall I would recommend living in one of their properties.

Good value for money and friendly staff. However maintenance issues were not fixed properly and left us with bad mold around the house for the duration of our tenancy. This was not properly dealt with despite filing complaints several times. Their response was to just bleach it or paint over it. This was unfortunate because other than this the house was adequate.

Accommod8 provided an excellent service during our entire tenancy. They were friendly easy to contact and if anything went wrong their repair team would quickly fix the issue.
If our group had not changed we probably would have retained the property for a 3rd year!

Had numerous issues with our first house; maintenance requests were usually quickly responded to but sometimes took a while to be properly sorted out. We were moved to a newly refurbished property later on in the year so they could refurbish our old house, this house was much better and had no problems. Value for money was spot on too.

I have been a landlady for 4 years and have encountered great and deplorable letting operators. I have supervised various occupants by means of Accommod8. I have dependably discovered that the greater part of the staff are expert amiable and extremely sharp to finish the employment. The organization backing is top notch. Most importantly the business figures out how to discover occupants immediately and vets them deliberately.
