Since moving to Eastbourne from the Cote d'Azur in the south of France in 2011 and buying the B&B, Dave and Allison have set about making improvements to the guest house that have made it into the comfortable B&B you see today. It is a great place to take a stroll along the promenade or out along the Victorian Pier for some fresh sea air and great views along the coast. There are several cafes along the seafront and on the pier itself where you can stop, admire the view and enjoy a hot drink (or maybe something a bit stronger!)

Our newly refurbished ensuite rooms provide you with a very comfortable stay. Each room is individually decorated with a wall mounted TV with built in Freeview and DVD player. There are tea and coffee making facilities with a well stocked compliments tray. You will also find complimentary high quality tolietries supplied by H2K of Harrowgate in convenient dispensers in each shower and a hairdryer in each room.
Come and join us for a great stay and wonderful breakfast served between 8.30am & 9.30am with freshly prepared fruit salad, yogurts, a selection of cereals, fruit juices and a freshly cooked breakfast, accompanied by tea (breakfast, speciality or fruit) or fresh cafetiere coffee.
If you fancy a full English breakfast we offer a cooked to order breakfast with eggs; scrambled, poached or fried, locally sourced bacon and tasty chipolata breakfast sausages, finished with a hash brown, grilled tomato and baked beans and sliced fresh mushrooms cooked in butter - a truly British breakfast.

Children over the age of 12 yrs are welcome to stay with us but must be sleep in a full single bed. Prices depend on the time of year and are per room assuming 2 persons sharing. Please contact us direct for the best price. 10 reduction per double/twin room for single occupancy. Check-in is between 4pm and 7pm.
We feel it is important for everyone to know the news around Eastbourne so here you can find our selection of what's going on. Other concerts and events can be found at The Hippodrome Theatre, with plays and some concerts at The Devonshire Park Theatre. There are many other events at the Redoubt Fortress including film screenings, star gazing and cultural events.

Traveling from the north with mum, we know what is important to us: guaranteed parking without lots of manoeuvring after a long journey; accessible shower; space to relax in a pleasant room in the evenings as we're not night-life lovers. Beamsley Lodge ticks every box - and more! Parking was great and not difficult, Alison and Dave were lovely and welcoming, stopping to chat in passing and they have thought of everything, down to a mini fridge in the room. We loved our bright, sunny room with the light table and chairs between the windows. The shower room was well designed and even included toiletries

This is our 2nd visit. Great location as we have family near by. Lovely double bedroom with en suite shower room. All beautifully furnished & comfortable room. Breakfast is amazing. All cooked by the lovely Alison whilst happy & friendly Dave takes your orders. Great system even when there is a full dining room because everyone decides to have breakfast early. Even when its open for an hour!! Lovely hosts. Great view of the seafront opposite. We will be returning again soon......says it all really.
