This is a general overview and should not be considered a full analysis of the Party Wall Act and its responsibilities and requirements. In all cases you should seek the advice of a Party Wall Surveyor. In general terms it's a structure that separates two owners, where both enjoy the support of that structure.

Paid £1000 for full structural survey. On hindsight a waste of money. Having been in this property for two months found the following not picked during survey. Damp in lounge, walls need tanking. Water coming through roof where extractor fan passes through. Ensuite leaking in to bedroom, floor needs replacing, completely rotten under carpet. Rotten joists in loft. The report is a glossy copy and paste effort. Save yourself money and if you know a builder they could easily pick the faults with any potential purchase.

Paid nearly £1000 for a full structural survey of a house i was to purchase. Within 3 days of moving in the roof was leaking in 3 places. This was not flagged up on the survey and upon climbing into the roof myself old damage clearly visible to me in multiple places and then on further inspection internally in the house at the point where it is coming through the ceiling clear evidence of longstanding water damage. Now facing possibly a new roof. Incredibly disappointed with the service from this surveying company and would not recommend.
