We are continuing to provide architectural services whilst adhering to the current NHS and government guidelines. Based in Dartford, we provide architectural services to the surrounding areas, throughout Kent and the South East. With over 14 years of experience we offer a service that is professional and tailor made for your requirements.
Should you wish to instruct us following our free, no obligation consultation then we will need to undertake a measured survey of the existing property. To do this we will need to measure your home both externally and internally with an electronic measuring device and a traditional tape measure. Once we have this information we produce floor plans, elevations, and section/s using computer aided design software.
There will be times when the Party Wall Act applies to your proposed building works. In simple terms, your building work may affect neighbouring properties. We will advise you in the initial stages if the Act is likely to apply and we can be appointed to serve the required notices on the neighbouring properties and offer advice and guidance throughout the process.
Do I need planning permission? Most new buildings or major changes to existing buildings or to the local environment need consent - known as planning permission. Minor alterations and extensions to a home may comply with permitted development regulations and planning permission may not be necessary.
What is a Lawful Development Certificate? A Lawful Development Certificate is a legal document stating the lawfulness of past, present or future development. If granted by the local planning authority, the certificate means that enforcement action cannot be carried out to the development referred to in the certificate.

Since the first meeting with Samuel, the process of formalising the house renovations was straightforward and hassle free. Samuel takes the stress out of the process and outlines the steps in a clear way, with what is to come at very point. He is very professional and approachable and goes the extra mile to ensure the process goes as smooth as possible. He gave me very realistic advice and was flexible when it came to me changing some design ideas half way through the process.

Really great service and very helpful all through my planning application till the building work, i have used a few architects in the past and Sam by far is the most professional and knowledgeable then the rest. Really was surprised the time he took to measure the house by every cm to perfection, never seen before an architect do that. And his after service was great to any changes or questions, and he definitely has a lot of knowledge for permitted development. I will definitely recommend him to family and friends and if an opportunity arises for me i will definitely use him again. just some picture

Sam helped us with re-configuring the ground floor of our house, presenting us with several options for us to consider. Each option had a detailed drawing and talked us through the pros and cons of each to help us make a decision.
Once we had decided which option to go with Sam advised us on all the regulatory requirements including submitting forms and plans on our behalf and conversing with planning officers when needed.

Working with Sam for our extension project has been brilliant. We had quite a complicated issue that required solving and he made this feel like there was nothing to worry about, providing many alternative options and pathways to ensure that we could still proceed with something that would make sense for our property. From the initial request through to planning permission and building regulations granted, he was incredibly thorough, conscientious and wise. We still have a few things to put in place before we can go ahead with our build, but the service he provided was essentially the full package
