Services
Assuming the responsibility for the day to day management of the communal areas, the back ground administration to include the preparation of annual Service Charge budgets, budgetary control, the collection of service charge payments, contract management, on site employees (where applicable) and to ensure your development is compliant with all current legislation.

Property maintenance Contractors will be appointed from our approved "Contractors" Database to ensure your property is maintained to a high standard. This service provision will include all "soft services" as well as mechanical and electrical service requirements.
Although most residents will be aware of the more physical forms of Property maintenance taking place on the development, they will be totally unaware of the mandatory requirements such as ensuring the building complies to Health and Safety legislation, the provision of correct Property Insurance cover, provision of utilities supply and so on.

Prepare all service charge budgets in agreement with the appointed Directors prior to being issued to Residents for payment. Pursue the settlement of any Service Charge arrears through an agreed debt recovery process with prior consultation and agreement with the Company Directors.
Provide Directors with up to date financial reports Appoint and assist external Auditors to prepare the Annual Accounts for Companies House, including the income and expenditure schedule in compliance with the Landlord and Tenant Act 1985.

Merlin Estates Ltd can be appointed to provide the role of Company Secretary or nominee Director on behalf of your Management Company. Issue formal notices and Agendas for Board meetings in accordance with the Directors instructions. Merlin Estates will maintain all Statutory books i.e.
Share and Members Registers, Register of Directors and Secretary, Register of Transfers, the issuing of Share Certificates, General Meeting Minutes, filing of the Annual Return and filing of the Annual accounts.

As an owner-occupier who lives in one of the properties Merlin manages, and have dealt with them for over 10 years, I would not recommend them at all. Communication is often rude and unhelpful. They usually give no notification of works, and the work which is undertaken is often of poor quality, and unprofessional. Cleaning and general maintenance of the property is unsatisfactory, and makes the complex look old, tatty, and down at heel,which can cause problems when you want to sell.

Very impressed with the people I deal with at Merlin, polite, professional and helpful; They have gone out of their way to help with issues when we called them with in an emergency, giving us advise and support. They are updating and getting things sorted in our block, which was left by the previous management company.

Sort yourselves out! Stop pointing fingers at owner/occupiers. You've been working at Spur House long enough to at least have a bit of common sense. When a grown man tells you what the problem is, at least listen and reiterate to the workers repairing damages. Because of the ongoing saga, and not fixing one problem, it's escalated to an even more serious level and potential for claiming damages, as the other pedestrian gate is violently pinging open due to the 'CROOKED, LOOSE POST THAT WAS DAMAGED, DUG OUT, PUT BACK IN, DOES NOT RECEIVE THE PIN ON THE GATE DUE TO HEIGH DIFFERENCE OF THE POST BECAUSE

Merlin Estates are responsible for contracting cleaning work in the building I live in. They have obviously checked out their contractors; as the place is gleaming! Furthermore, they upgraded stairwell liggting; which makes the place safer for all residents.... they've kept the grounds trim and a nice touch was the noticeboard in the foyer saying when everything had been done... a thoroughly professional organisation!

Merlin estates wouldnt know the 'Right Way' if it hit them in the face!! The company is run by a woman called Ginny who is extremley unhelpful and rude. We use to pay a maintance charge of £1050 a year and now with our new maintance company we pay £750 a year. So this is a major saving! If you need a maintance company stay away from these as there service and attitude towards customers stinks!! I wouldnt recomended this company to manage a landfill let alone your property!!!
