Choosing an agent to let your property is an important decision. We at Capital Properties have a small team of dedicated and experienced staff who will give you no nonsense advice whilst providing a professional service. We deal with all aspects of letting, from finding the right tenant, checking references, arranging tenancy agreements, serving appropriate notices, to rent collection and full property management.
The Gas Safety Certificate (Installation and use) Regulations 1998 place a statutory duty on all landlords of residential property to ensure that all gas appliances, pipe work, and flues are maintained in a safe condition. All let properties must have at all times a valid Gas Safety Record, even if the gas supply consists only of capped off gas pipe where all other pipe work and appliances have been removed.
If you wish to terminate your tenancy prior to the end of your contract, and the landlord agrees to this, you will be responsible for the repayment of the pro-rata commission paid in advance by the landlord to the agent for the unexpired portion of the tenancy, unless you are leaving as per the break clause in your contract.

Thank you so much for always providing an excellent and friendly service. My partner & I have lived in one of their flats for nearly 4 years and have been very happy with our treatment the whole time. Any issues we needed sorting out would be completed no problem in very good time. When we had an issue with the landlord upstairs (separate property) they stepped in & did all the leg work at a moment's notice. All our safety certificates are always kept up to date, and we always receive a warm welcome when we pop into the office. Thanks again we will miss you! 😊

I've used Capital since 2009. They are ultra responsive, experienced and efficient. George and Sean have a great team with a lot of tenure. Along with that comes great experience, advice and problem solving. As an overseas owner it is well worth the peace of mind. I've recommended Capital numerous times and will continue to do so.
