Some of our clients come to us with a drawing they made by themselves, others with an architect's plan. We take it from there, listen what the client wants to do, and come-up with a way to make the project design come true. This includes the required building permissions, approvals and inspections.

A house extension does always need planning permission to comply with building regulations. We could suggest some architects we know, if planning is required though. Whatever the case, we will arrange for building inspectors coming to check and approve everything, to make sure it is right. The soil and ground conditions, because if it is the ground floor, we will need to build good foundations.
Depending on the change required, house conversions usually need an Engineering drawing, to ensure compliance with building regulations. This Plan frequently includes the use of steal beams to support the weight of the house in the areas when a load bearing wall is removed. It was all done according to the engineering drawings and approved by the building inspection.
The electrician prepared the electrics for the appliances: dishwasher, hob, washing machine and tumble drier; also for the cabinet & ceiling lights. I thought to write this list of things clients have asked us for, some of them are just kitchen fittings, others are building work, carpentry or tiling.
To start this project, we relocated the right hand side wall, to get the right size to fit this bathroom nicely. So we did a partition wall. The walls needed some fixing but they got deeper damage because we removed the old tiles; we needed to repair the surface before tiling. We repaired the walls and plastered them.
We have replaced some rotten wooden windows frames. We have also repaired ones less damaged, by filling their cracks with wood filler or by applying frame silicone. We have also fitted new thermal PVC windows. We could replace radiators or just a valve. Also we can hide the radiator pipes on the wall or floor depending on the radiator's position.

Jon and his team did a great job during a complete renovation of our 1930's semi. They always communicated what was going on and were helpful with good suggestions in addition to being personable. Jon was also reasonable with his costs and worked really hard 7am to 7pm! to complete the project in time. They completed the list of work outlined below in a month, which in our opinion was remarkable. We were extremely satisfied with his work and would highly recommend Jon. I personally would depend on Jon's services in the future. These were the work undertaken by Onea.

I had loose floorboards causing some very bad creaking/noises in my home. Jon’s team took out the old flooring and nails and put in new flooring which was glued down with wood glue and screwed back in. They also fixed the creaky staircase which had very awkward access from beneath, but they managed to screw that it as well. Very reasonable prices and i was surprised how quickly it was all done. The results are great!

Jon and his team replaced an old tiled wet-room in our house and turned it into a smart utility room for us, putting the exposed pipes into the walls and fitting cupboards, a new sink and toilet. They were hardworking, completed the job efficiently and the price was reasonable. We really appreciated that Jon went out of his way to help us with little details. The tiling and plastering in particular are an extremely neat job.
