Our aim is to advise, guide and help on all tenant evictions and rent arrears matters ensuring a fast and efficient resolution. Landlords Lawyer is run by Property and Legal Professionals with many years' experience in dealing with tenancy problems. We will assist you in arranging representation through a firm of solicitors who will present your case in any local county court in England.
The landlord gave notice to the Tenant at the start of the tenancy that he may one day seek possession to regain his property back because it is his only or principal home. Or the landlords require the property back for his spouse who needs to reside in it as his only or principal home. The Tenant must specically served notice to this eect at the start of the tenancy.
You cannot use this notice if you have not protected the deposit in one of the 3 recognized Deposit Protection Schemes or given the tenant prescribed information about how the scheme works. Both the deposit and prescribed information must have been protected and served within first 30 days of receiving the deposit.
It is important that you keep a copy of the notices that have been served and how it was served. You must also be able to present this to the court just in case the tenant denies receiving the notice. The next step is sometimes quite confusing for Landlords and if not dealt with correctly may result in you not being successful in court.
Rent arrears can quickly erode profits and cause serious financial problems for you as a landlord. You should try and resolve the rent arrears without legal steps but if you've exhausted other methods of resolving the payment issues the first stage is to serve the relevant possession notices, for rent arrears.

We had a particularly unpleasant tenant who was stealing from his fellow tenants and racially abusing them. The Police said they could do nothing about it because the offences took place in a domestic environment. We called Landlords Lawyers and Elliot Kaye contacted us. We came to Landlords Lawyer in 2017 for their expert services on how to evict a tenant. Our case was rather complicated but we felt Landlords Lawyers had a wealth of experience in order to deal with the eviction notice in an efficient way. Further to this, we had another a firm deal with the possession order when the tenant did not vacate to save on costs. I would not use this vendor again. The service and advice they provided was poor and resulted in us incurring significant costs; that had they provided better advice we could have avoided. Also they are not legally qualified lawyers they outsource that to partners . I discovered this when I wish to lodge a formal complaint with legal ombudsman. As they have no official status there was no way to lodge a complaint.
