Andrews Eades
We're a firm of Chartered Surveyors established in Thame, Oxfordshire with it's origins dating back over 35 years. We have therefore developed a strong presence in the market place built upon our reputation. Andrews Eades Chartered Surveyors is a practice regulated by the RICS, the Royal Institution of Chartered Surveyors.

To offer our clients the skills and services required to explore all possibilities, ultimately helping them to realise their dreams. To develop long term relationships with our clients to bring value to their business and realise their goals.
Services
Working on behalf of the developer we prepared detailed design drawings for the conversion of a range of traditional barns into separate dwelling units. Refurbishment of hall, single storey extension and alterations to the external areas including improved disabled access. Andrews Eades produced a design, obtained local authority consents and carried out the contract administration works.
A house is often the largest investment many of us will make, we believe that it's important that we help to aid you with your purchase by providing you with the most suitable type of survey, a member of staff can discuss this with you however we have outlined the two main types below.

It should be remembered that a lenders valuation is not a survey and will not provide information you may require to make an informed decision regarding the purchase of the property.A survey not only provides you with a comprehensive report showing the condition of the elements of a building but if the survey finds a number of elements which require attention our survey can be used to possibly negotiate on the purchase price.
We have an in house Architect, together with experienced design based surveyors who will carefully guide you through the often complex process of obtaining planning, listed building and building regulation approval. Our commercial clients have asked us to manage alterations, extensions and space planning exercises for them, keeping within their budgets and managing works around their business.
At this site we were tasked with designing and constructing a new detached school building which would provide an expanded range of spaces and facilities, whilst complimenting the existing school layout. The facilities provided within the new building included a hall, commercial kitchen, three classrooms, storage, and supplementary conveniences.
Our building surveyors have many years of experience carrying out or contesting schedules of dilapidations on commercial buildings including public houses for both the building owners and tenants/lessees. Survey of the condition of the building is very important to help in negotiating before signing a lease, where you may well become responsible for repairing existing defects as well as future maintenance.

Have been in dispute regarding Home Buyers report which failed to identify a sagging roof which was clearly visible. Inspector also failed to note there was no lintel over the garage window! Inspector also failed to notice unsupported chimney stack. All identified by the builder I called out to discuss other points raised in the report. He also disagreed with the inspector about the need to replace soffit boards. The rest of the points were minor such as loose window catches. When I complained I was told I had the benefit of the report to renegotiate price - what a joke! They have refused to refund
