Lines and James was established in 2000 by Patricia James and John Lines when they merged their respective agencies. Now run solely by Patricia the company manages over 450 properties within Horsham and the surrounding areas. Our Company ethos is one of first-rate service. Pat has over 20 years' experience in the Horsham property market, working at several different property agencies before founding Lines & James as a partnership in 2000. We have rented a house in Horsham for 3 years and are grateful to have had Line & James as the managing agent. We have dealt with many different agents in our time around the world and in the UK and they are beyond a doubt one of the best. They were always responsive, went out of their way to find information for us when required and always got stuff fixed efficiently. They made our lives easy and the tenancy enjoyable. Having never rented through agents before being an older person and on my own, I would just like to say that I cannot fault Lines and James in anyway. They have been so helpful and professional right from the day I viewed the property with Amy through to moving in and dealing with Abie and then Louise all very professional and caring easy to talk to. Highly recommended. Lines & James have looked after my rental property for nearly two decades. Nothing is too much trouble. They always find great tenants. Have a good network of trusted contractors to get issues resolved quickly. As a family run business they take extra special care - a personal touch that you simply don't get elsewhere. They have always been very helpful, professional & polite always, dealing with any issues that arose within days. House Sales: Lines & James are good at more than just Lettings. I put my house on the market with them in 2020 and moved to my happy home this month. Sixteen years ago we were introduced to Lines and James for the management of our rental property. As landlords this was the best advice that we ever received. We have always had excellent respectful tenants and zero vacancy's in all that time.
Not only have they dealt with any property issues in a quick and efficient manor, but have also been a great source of help and information with other unrelated requests.

I have been a tenant with Lines & James for 5 years now and I cannot fault the service. Issues are dealt with quickly and resolved usually within days, in one case early in the tenancy something was dealt with within the hour! Great first impressions. I sent an email to Lines & James enquiring about a property quite late at night. the next morning it was followed up by Amy, who was very friendly and professional. (I also emailed 2 other estate agents at the same time for other properties - in which neither replied. Therefore, straight away I felt Lines & James were trustworthy.) Amy sorted out the viewing for us very quickly, she was very helpful with all of our questions, and always remained professional. We chose to go ahead with this property and whenever I called, all staff members have been very friendly and welcoming
