AIP (Approved Inventory Professional) is an organisation that aims to educate inventory professionals in the requirements of an inventory report from the perspective of both an arbitration service as well as that of a Property Manager, Landlord and Tenant.

Avoid at all costs. I have been both a landlord and a tenant for the last ten years and have regularly used inventory companies on the properties I own and rent. I have never come across a more incompetent inventory company, or inventory clerk in Abbie Grafton Mitchell. So many serious errors with not one, but two check in reports and subsequent check out reports. They failed us completely and were easily manipulated by an unscrupulous landlord, so that many issues were in flagged that were inaccurate. Upon questioning them about one previous inventory, we were told that the check in photos were

If you are vacating a rented property and Hinch is conducting the check-out report, I strongly recommend challenging or getting a 2nd opinion on any items they decide are to be deducted from your deposit.
After our report recommended the full deposit (over £1000) should be retained by the landlord for various items they declared to be tenant cost, we challenged this using the official TDS our deposit was held in - They adjudicated that in fact the full deposit was due back to the tenants, and nothing at all due to the Landlord.

The inventory inspection was done poorly (inaccurate description, missing items and wrongly recorded meter readings), but the customer service team was patient and helpful to rectify the errors and modifed the report to a satificatory level. Hinch PM refunded part of the service to compensate the poor quality in the inspection service.
Downside:
- The inventory clerk was late for 1 hour+. My property manager and tenants were waiting and confused.

Provides inventory reports that are inaccurate and biased towards the Landlord (who pay for such reports).
The report produced by Hinch property management ignores basic requirements such as failure of Landlord to do cleaning, accurate before and after photos, and judges blame on the tenant without any evidence - this calls into question their ethics and honesty.

The Hinch team is very helpful and responsive. They are always upbeat and have been hugely helpful during the pandemic situation.
