Under the latest government rules you may pay Stamp Duty at several different rates, depending on the purchase price. Under the old rules, there were several different Stamp Duty rates, but you as a homebuyer, paid the same rate on the whole purchase price. Under the new LBTT system buyers pay tax on amounts between bands, not on the full purchase price of a property.
Lawson Rutter is a member of Safe Agent which is an industry-wide accepted scheme to enable landlords and tenants to avoid the pitfalls of dealing with 'cowboy' letting agents. Aside from the fact that I lived right next to the Lawson Rutter office for 4.5 years, the team at LR were always helpful and responsive. I’d like to especially give a shout out to Loren Bradshaw who is part of the property management team, and made sure we were taken care of as tenants.

Lisa at Lawson and Rutter was so incredibly helpful throughout my moving process, despite difficulties from my current letting agency Lisa was always friendly and helpful and never needed to chase or prompt for answers to my many questions. I have rented from numerous agencies over the past 10 years and have never found it as simple and straight forward as with Lawson and Rutter!

Lawson Rutter is the worst rental agency I have ever had to deal with. Getting even the most simple things done such as calling back when promised or replying to emails is too challenging for them. Good luck getting something fixed in the house within weeks of reporting it.
All they care about is getting their fee which is ridiculously high for even very simple things. We ended up paying several hundred pounds just for getting our references checked and to sign a contract. Much more than we've ever paid another agency, and with much poorer service.
