Mike qualified as a Chartered Building Surveyor in 1982 and has worked in both the private and public sectors, undertaking a wide range of work in the areas of Design, Contract Management/Supervision, Residential and Commercial Building Surveys, Building Pathology, Party Wall Awards, Schedules of Dilapidations and Condition Reports, he is also a RICS Registered Valuer.
Dorothy has worked in the property industry since the early 1990's including various roles from Sales Negotiator to Manager of a small independent Estate Agency. She joined a large corporate surveying group in 1996 and worked closely with management and regional surveyors providing administration and management support within a region generating a multi-million turnover.

Services
A building survey provides detailed information on the construction and condition of a building and is suitable for all residential properties. This is very important when investing in a new property. The most common survey is the Homebuyer Report which is in a standard format set out by the RICS, this does not provide as much information about the property as a building survey.
The Homebuyer Report is designed for particular types of property and these are houses, bungalows and flats that are of a traditional type and construction and are apparently in reasonable condition. It identifies what the surveyor considers to be the most important issues.
By applying condition ratings to elements of the building, the services and any garages and permanent outbuildings, the surveyor will tell you whether defects are serious or urgent.It includes the surveyor's opinion of the market value and reinstatement cost (which you will need for insurance purposes).

Most building defects are caused by dampness, defective materials or poor design and workmanship. As chartered building surveyors we are trained in the areas of building pathology and construction technology. Using these skills we can inspect your property and provide appropriate advice if you are worried about a specific defect such as dampness, cracking, woodworm, condensation, mould growth or timber decay.
Party Walls are defined as a wall which forms part of a building and stands on lands of different owners i.e usually the common wall separating two buildings.
In principal, if you own a building and you want to do works to the party wall, or build close to it, you are entitled to do certain things (like build up or build into the party wall, or build foundations within a certain distance/depth), but you are required by law to serve notice on the adjoining owner and follow strict procedures.They then have the right to appoint their own surveyor.

Would definitely recommend Premium Surveyors! We had a Homebuyers Survey in November. Dorothy was very helpful while I was getting prices and before & after the appointment and Mike was really thorough and gave us lots of helpful advice after we’d received the survey back. His information and advice allowed us to successfully renegotiate the price to reflect the findings.
