Letting your property to the right tenants is easier said than done, however our years of experience lets us make the process as straightforward as possible for landlords, but also the tenants too. We are proud to market your property on Zoopla and Prime Location, as well as our own social media accounts and in-store boards and TV.
Preparing the Tenancy Agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts, and renewing the Agreement where necessary at the end of the Term. NB: Please note that we would prefer to manage the property as it has historically proven to be easier for landlords, tenants and ourselves should any problems arise.
The Landlord agrees to repay the Agent for any costs, expenses or liabilities incurred or imposed on the Agent provided that they were incurred on behalf of the Landlord in pursuit of the Agent's normal duties. To assist the Agent in carrying out his duties effectively, the Landlord agrees to respond promptly with instructions where necessary to any correspondence or requests from the Agent.
The Standard Management Service includes the preparation of a tenancy agreement in the Agent's standard form(s) and the provision of a copy/scan of this agreement. Should the Landlord, advisors, or mortgagees require amendment of the contract or require the Agent enter into further work or correspondence, a fee for this extra work may be requested (or you may have the tenancy agreement amended by your own adviser at your own expense).

Just avoid these people We left this flat cleaner than when we first got the keys.
We left this flat immaculate and I have the photos to prove it, but took deposit for oven door!!
These people tried to do harm to our daughter but it didn't work.
Please think long and hard before renting from these people.

I lived at one of their properties for a year, we had to complain about the landlord regularly showing up unannounced however he still persisted even during covid.
After moving out of their property and them ignoring our emails about our deposits for about 7 weeks, they deposited less than half of our deposit into the lead tenants account with no explanation.. not long after we got a document with the deductions and they charged us over £360 for Mr.Sparkle cleaning services even though the new tenants moved in the next morning. These charges seem fabricated and we have evidence showing how clean

Still waiting on our deposit back after leaving 18 months ago. We have the court saying we are were the ones who deserved it. Never sent anyone around unless we used legal terms then tried to charge us for damages their contractors did.
Oh and after our tenancy started but before we had chance to move in let an ex employee in to our house who stole our furniture and damaged what she didn't steal.
Over all. More professional than I expected.

Unable to contact them via email after end of tenancy to discuss a £40 deduction from my bond which I was not given any information as to why. I later found out from another house mate that it was for cleaning which we have disputed . Fellow house mates and friends from different houses have also had this issue with c&m. Would not recommend.

Me and my partner used C & M properties all of last year, we were very happy with how they would always respond to our queries! We weren’t always happy with the landlord. However, the agents did everything in their power to help us and we hope to use them when we move back into the area next year. They were always happy to help and couldn’t have been more polite. Thank you :)

Where business becomes a total pleasure ! Lovely friendly bunch of people, both when visiting office and phoning. Professional and efficient in managing our property, only ever had good, responsible tenants sourced by them. Even after one arrears episode ( Usual benefits office bungle ), working amicably with tenants produced an instalment programme which has now cleared issue, so all are happy ! Well done & sincere thanks.

My sister and I have been renting for 3 years from C&M Properties, and I must say, that the experience was stellar. We started University in August 2015, and left Middlesbrough after graduating in August 2018. During this period, C&M Properties were exceptionally professional in their conduct, very obliging, ever helpful when needed, and super prompt with fixing things that broke during our stay. Communication was very good, and we were always kept up to date on gas-boiler safety checks and anything else that was important.

Don't touch this lot! They were fine while my student offspring was in the property, repairs were done promptly etc but getting any of the deposit back was a nightmare.
C and M decided to professionally clean the property and replace a mattress because it was stained. I'm not arguing about that but they charge 15% extra on top of the cost of everything even though their contract states it is for "WORKS" carried out - I don't think getting a new mattress is a work. And then they charge VAT on top of that, including on their 15%.
