EDGE is a specialist Residential Estate and Block Managing Agent for Leasehold apartments. We have a large portfolio of properties throughout the North of England and offer a bespoke service for each development. With experienced staff, and investments in the latest systems and technology we deliver the service our customers expect.

EDGE is experienced in taking over estate and apartment block management from poorly performing managing agents. We represent Residential Management Companies, Freeholders and Developers in block and estate management. EDGE adopts the code of The Royal Institute of Chartered Surveyors (RICS) for the daily running of developments and their accounting requirements.

EDGE was established in 2008 with the philosophy that the service we provide is all about YOU. We aim to provide peace of mind for residents and leaseholders by offering a service second to none at a realistic price. With offices in the South Manchester area we concentrate solely on residential estate and block management in the North of England.
EDGE were head and shoulders above their competitors. They were efficient, effective and ensured the smooth running of the development whilst maintaining reasonable and realistic budgets. Edge Property Management are one of the very best managing agents we have come across. The calibre of staff is exceptionally high and they always deal with issues quickly and efficiently.
This was a case of mis-management by the previous manager, non - compliance of statutory regulations and poor debt management. We were approached by the leaseholders and stated the development had featured on the Trevor McDonald show. The management company were tied into an agent that was named on the lease and the Directors could not remove them despite numerous attempts.
The Right to Manage (RTM) is a legal process that allows leasehold property owners to take over management of the building - even without the agreement of the landlord. It is set out in the Commonhold and Leasehold Reform Act 2012 and allows leaseholders in a block of flats to take over management and day to day responsibility of the building.
Recruiting and managing contractors including the preparation of specification and checking method statements and insurance cover. Collecting charges and arrears relating to payments due from Leaseholders/Tenants in accordance with the RICS Members' Accounts Regulations. Preparing and submitting an annual estimate of future expenditure, administer service charge or contingency funds and prepare and distribute appropriate service charge accounts.

We have been asking for over 6 months to do some basic repairs in the building but if you are late with a payment they will be on to you.

Having had a number of different management companies look after our building, all of which had been difficult to deal with and in one case, downright dubious over finances, Edge Property Management coming onboard to look after the building was a huge relief. They are responsive, professional and transparent over how service charges are being spent.
I would recommend them highly without any hesitation.

Edge has been managing the development I live in for a number of years. I liaise directly with Laurence Tebb with any issues/concerns which by enlarge are dealt with promptly. The communal areas are clean and tidy and have been painted and re carpeted in the past few years. More than happy with the current service they provide.

I am extremely sceptical as to the legitimacy of the other reviews here as they are the total opposite of my repeated contact with this company.
Edge are probably the least responsive property maintenance company I've ever dealt with. Feels a real effort to get them to listen: they naturally seem uninterested.
They are not proactive at all and let property run down to a neglected state - be it rotten entrance doors, leaks in drainage, damaged roofs, postboxes without doors, never redecorating communal areas, not keeping property clean and desireable.

My wife and myself purchased an apartment at The Cloisters in Southport, five years ago.
The development, managed by Edge Property Management, has always been clean, tidy and free from defects, with any issues large or small, dealt with swiftly and in accordance with health and safety guidelines.
Thank you especially to David Highland Partington at Edge Property Management, for his caring and compassionate nature, with a real empathy for apartment dwellers. Often, tradesmen were allocated to a potential issue on the same day as reported!
It was a real pleasure to meet him on one of his site

Getting hold of anyone at this company is nigh on impossible. They take no interest whatsoever in the upkeep of their properties. They are slow to do anything. The communal areas of the block I live in look atrocious with shoe prints on every wall. The windows are not washed properly on the outside.
I give them two stars because I must give them their due. The front gate was made more secure with a spring (but only after much goading and pressure from me). Anti-climb spikes have been added to the perimeter wall. The front lawn is mowed regularly by a gardener. The electricity meters are read monthly

Earlier in the year I had some significant problems with my flat in Manchester. Edge Property management (Laurie in particular) was amazing to deal with. Extremely pragmatic, proactive and responsive to any questions I had. Can't recommend them enough, they made what became a nightmare for me (especially as an over seas landlady), much easier to deal with.
